Site work and new construction of a residential development in Anchorage, Alaska. Working plans call for the construction of a 1,549-square-foot, one-story above grade residential development; and for site work for a residential development.

As of 12/19/24, this project has been cancelled due to lack of funding. This is posted on behalf of the Community of Chefornak. Chefornak is addressing erosion, flooding, and permafrost degradation impacts to community infrastructure by developing a new subdivision site where homes will be relocated and replaced with new construction. The subdivision will also be the location for a new Head Start building. The Design-Build Team shall provide IFC design for the following subdivision improvements. The Design-Build Team shall produce a separate plan set for the two tasks. Housing and foundation design is complete. The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following: 1. Architectural Work includes documentation for a 3-bedroom single family home. These homes include an arctic entry/work room, mechanical room, kitchen, living room, 3 bedrooms, and one bathroom. 2. Civil Work is not included in these Contract Documents. 3. Structural systems include a pile system foundation, floor beams and joists, SIP at exterior walls, and truss roof. 4. Mechanical Work includes a boiler heating system with perimeter fin tubes. Ventilation is provided by a enhanced bathroom fan that runs continuously when in 'off' position and at a higher rate when in 'on' position. The water and sewer service will be installed in a different contract at a future time. This building will be plumbed with fixtures installed for direct connection to water and sewer when available. The only plumbing fixture that will not be installed is the toilet. There is a rainwater collection system within the mechanical room. 5. Electrical work includes electrical panel installation. LED lighting will be provided as well as electrical appliances. PID- ANTHC 25-B-116024, 221105.102, 402024.103, M4035 Design-Builder will substantially complete the Work on or before 10/15/2026 ; Final completion- 02/15/2027.
