Renovation of a residential development in Orange Park, Florida. Completed plans call for the renovation of a residential development.

Clay County is requesting quotes from qualified contractors to provide housing rehabilitation services at the following location: 1420 Beecher Lane, Orange Park, FL 32073. If any additional services are requested from the homeowner, the Contractor will be required to notify the County Project Manager or designee. No additional services shall be performed until the contractor receives written authorization from Clay County. Clay County Building Department has performed an inspection on the residence and provided the Community Services Department with a list of recommended repairs. All recommended repairs are included in the Pricing Proposal section of this Request for Quotes. Below is the list of recommended repairs: A. Site Work 1. Remove and dispose of large amounts of foliage/vines that have grown along the roof eaves, especially the second story of the residence. B. Carpentry 1. Demolish and dispose of the existing tile on the balcony. If joists require repair, the Contractor shall provide a cost estimate which shall be subject to County approval. 2. Replace demolished tile with composite decking. C. HVAC 1. The upstairs air handler unit needs a "T" installed at the drain line for monthly maintenance. 2. Repair the gas cook top in the kitchen and gas fireplace. They will not operate correctly with the pilot light. D. Electrical 1. Install a GFCI to the left of the kitchen sink. 2. Install smoke detector/carbon monoxide combo upstairs. It shall interconnect with the existing system. E. Plumbing 1. The hall bath toilet upstairs appears to have a leak, most likely in the flange line. The toilet will not maintain water level when refilled from initial flush. Remove the toilet, replace the flange, re-install the existing toilet, and re-seal. 2. Repair the kitchen sink due to dripping. F. Exterior Siding 1. All exterior windows, on both levels of the home, need to be re-caulked around the entire perimeter of trim to prevent water intrusion. G. Sheetrock Repair 1. Ceiling below area of the upstairs hall leaking toilet is stained. Kilz that area and two (2) others in the same room. Paint the ceiling with flat paint to blend. Question Deadline 12/11/2024 at 4:30 PM ET Question Response Deadline: December 13, 2024, 4:30pm. The County reserves the right to make an award either in part or completely, and/or to accept the bid that, in its judgment, will be in the best interest of the County; providing best value to the County with price, technical, and other applicable factors considered. Term Substantial Completion shall be obtained within sixty (60) days from Notice to Proceed. Final Completion shall be obtained within ninety (90) days from Notice to Proceed Liquidated Damages The Contractor shall be assessed Liquidated Damages (LD) of $100.00 for each day past final completion date set by the contract.
