Renovation of a library in Berkeley, California. Completed plans call for the renovation of a 100,000-square-foot library.

The Berkeley campus of the University of California requests that interested individuals and firms submit written statements of qualifications to provide construction management services for the Moffitt Library L1-L3 Renovation Project No. 12738A Moffitt Library is undertaking the second half of a phased renovation. The first phase focused on Floors 4 and 5 (HVAC, elevators, bathrooms, network, electrical, space redesign on those floors), the roof, and the outdoor east terrace (est. 100,000 sq ft). The project is required to achieve Leadership in Energy and Environmental Design (LEEDTM) Gold Certification, a requirement of the UC Policy on Sustainable Practices. The proposed project will strive for LEED Platinum. Construction of this current phase will acknowledge the need for temporary surge and some permanent relocation of services and staffing, and the building will be unoccupied during construction. The selected Construction Manager will assist the Capital Projects Project Manager in managing/coordinating the remainder of the preconstruction and construction phases of the project. Responsibilities will include all aspects of project delivery including early scoping, estimating, budgeting, design management, value engineering, design review, constructability review, project scheduling, project delivery analysis, construction trade coordination, change order review/analysis, submittal reviews, RFI review, meeting notes, etc. The selected Construction Manager shall collaborate closely with the Office of Capital Projects on issues including, but not limited to, university standards, policy compliance, design and environmental review, architect and contractor performance, contract requirements, approval of payments, and representation of the university during construction. Submitting firms should propose a conceptual staffing model and organizational chart for the project, but Capital Projects will determine final staffing and relationships. The project is currently completing the bid/award of the various packages by Turner Construction. Construction mobilization and "Make Ready" work is scheduled to start late January 2025 and the library will reopen in the Summer/Fall of 2026.
