A. The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following 1. An approximately 11,100 s.f. one-story, non-separated mixed-use building with B, S2, and R2 occupancies, of type IIB construction. The building has a mezzanine and an elevated equipment platform and is fully sprinkled. 2. All site work including asphalt driveways, concrete walks, and landscaping. 3. Building materials include but are not limited to concrete, polished concrete, CMU, brick, metal siding, metal roofing, metal wall and roof truss framing, wood roof truss framing, aluminum entrances and storefronts, overhead doors, wood and hollow metal doors in hollow metal frames, finish hardware including electronic security hardware, plastic laminate and wood laminate casework, solid surface countertops and trim, granite countertops, gypsum board walls and ceilings, acoustical ceilings, rolling window blinds, painting throughout, and toilet accessories. 4. Plumbing fixtures and system, Fire Suppression system, HVAC units and system, Electrical fixtures and system, Technology system including secure entries. 5. Special feature of the building includes an area designated as a storm shelter. B. Type of Contract: 1. Project will be constructed under a single prime contract.
