Site work, paving and renovation of a mixed-use development in Seattle, Washington. Completed plans call for the renovation of a educational facility; for site work for a sidewalk / parking lot; and for paving for a sidewalk / parking lot.
The project scope includes six existing modular trailers located in the former UW parking lot W35. Demolition and removal of the northeastern modular trailer including cut, cap and general utility adjustments. Provide a new at-grade play area including the furnishing and installation of new play equipment as well as adjustments of the surrounding metal framed walkway. Implement limited interior improvements to the five remaining modular trailers including but not limited to the removal and addition of interior partitions, new casework, plumbing fixture additions and adjustments, and modification to existing mechanical heating and cooling systems. Perimeter of site is open to public. Description of special conditions of the Work: 1. No dedicated contractor parking is provided. Access to the building will be granted through 2 sets of physical keys which must be returned to the client at completion of the project 2. Shipments, materials, equipment, etc. can be received at the project address: 3735 Brooklyn Ave, NE, Seattle, WA 98195 3. Access to the two western most ADA parking spaces at the south end of the site must be maintained at all times. The two eastern most spaces may be used as laydown and staging space.Vibration, impacts and excessive noise that may affect adjacent occupied spaces must be minimized to the greatest extent possible by the Contractor. This may affect hours of work, as well as methods of installation. Contractor may be required to complete test installations of potentially impactful work in coordination with the owner to establish noise and vibration criteria that are acceptable to adjacent occupied spaces and processes. 5. The modular unit to be removed is expected to be demolished in place without use of crane. 6. The Contractor to coordinate all shutdowns with the University of Washington Construction Manager in compliance with all University shutdown procedures 7. The existing plywood cover installed over the temporary sewer connection running west from the southwest corner of the site to be removed and replaced. Landscaping to be protected during this work. Any landscape damaged during the scope of work to be replaced in kind. 8. Salvage all doors for reuse unless approved otherwise by the University of Washington Construction Manager. 9. Contractor to furnish and install all playground equipment and features 10. Contractor to provide temporary protection for all finishes and furniture including built-ins to remain. 11. Below the modular and elevated walkways to be removed to accommodate the new play area, is an asphalt parking lot. During removal of existing structures and installation of the new play area and equipment, the Contractor to minimize both damage to the existing asphalt lot and ground disturbances. Disturb the ground only where necessary to complete work. The Contractor and all Sub-Contractors to perform locates prior to performing any ground work. 12. When complete modulars will comply with DCYF requirements for a Childcare Facility
