Renovation of a municipal facility in Sault Ste. Marie, Ontario. Completed plans call for the renovation of an office development.

Main scope of work is to replace the three old existing De Dietrich boilers, with three new P-K Storm gas-fired boilers, complete with new venting and power provisions. 1.6 Reuse existing gas piping and HWS/HWR piping feeds c/w associated valves, sensors, etc. 1.7 Old boiler system is not to be taken off line and removed, until AFTER the heating season, and only AFTER Contractor has received all new boiler equipment / materials. 1.8 Increase the size of the existing boiler concrete house-keeping pad, including adding an additional mesh reinforced +- 6 inch high concrete pedestal (same footprint as boiler) to elevate the new boiler. Provide dowels to tie-in the existing & new pads. Seal and Paint existing/new concrete pads prior to installing new boilers. 1.9 Contractor to supply & install temporary electric DHW heating, to satisfy the DHW demand during the boiler system replacement. At completion of project, remove the temporary DHW tanks, and completely restore existing DHW heating system. Review & verify extents on site. 1.10 All BMS Control work shall be supplied and installed under Cash Allowance. Siemens Canada Ltd. is the current existing building management control system. 1.10.1 The scope of work for Division 25, shall at the very minimum, include the following: * Provide assistance to Div.23 with factory startup & commissioning of the 3 new boilers; * Supply & install labour & materials for modifying & adding BMS controls & wiring; * Allowance for one trip to site to temporarily remove existing boiler system BMS controls; * Allowance for 2nd trip to site to re-install disconnected BMS controls/wiring to the 3 new boilers; * Add additional BMS control points, controls, & wiring, as required; and * Revise existing Siemens BMS graphics & programming to reflect system changes.
