5.1. Supply materials, labour and equipment required to perform annual maintenance and cleaning of 303 gas-fired furnaces as described herein or as necessary to complete the work at residences owned and operated by the Sault Ste. Marie Housing Corporation (SSMHC). 5.2. Annual Maintenance includes but not limited to: 5.2.1. Inspect heat exchanger above and below for cracks & defects. 5.2.2. Check, clean and adjust gas burner. 5.2.3. Check, clean and adjust manifold gas pressure. 5.2.4. Check, clean and adjust pilot safety. 5.2.5. Check, clean and adjust limit control operation. 5.2.6. Check, clean and calibrate fan control and settings. 5.2.7. Check, clean and adjust thermostat. 5.2.8. Check, clean and adjust fan blades and motor. 5.2.9. Check tension of fan belt and adjust if necessary. 5.2.10. Replace furnace filters & dispose of old filters. 5.2.11. Oil motor and blower bearings. 5.2.12. Thoroughly clean furnace using steel brush and vacuum cleaner. 5.2.13. Adjust primary air shutter for proper regulation of the air fed to the flame. 5.2.14. Supply and install new back-up batteries on programmable thermostats (where applicable). 5.2.15. All controls shall be tested and adjusted in actual operation. 5.3. Complete a copy of Appendix A Gas Furnace Maintenance Verification Form for each unit and submit to the SSMHC office with invoices. Each form must include the tenant unit information and the furnace information as outlined. All recommended repairs are to be included in the space provided.
