Project Type RFP (Request for Proposal) Response Types Cost File Response File Type of Award Lump Sum Fire Station No. 2 was built in 1966 and is located at 800 Baker Street, Costa Mesa. The City of Costa Mesa is preparing to demolish the existing 6,600 SF station, construct a temporary living and operating quarters for the fire department on the same 0.79-acre lot, and construct a new LEED Gold 9,500 SF station. The project is currently under design with a construction groundbreaking anticipated in Fall of 2025. Pre-construction services are anticipated to begin in April of 2025. The construction phase has an anticipated duration of two-years and an estimated value of $12 Million. Exhibit A contains preliminary project plans. This RFP will include professional construction management services; working closely with City project staff for the duration of construction plus pre and post construction services; review of the construction documents prior to construction bid, constructability analysis, Prime Contractor prequalification; review and analysis of general contractor bid proposals and project schedules; construction oversight, coordination, inspection, specialty inspection, and materials testing; utility coordination, building commissioning, LEED enhanced commissioning, and, post occupancy services such as project close-out, claims resolution, and post inspections/job walks for the project and related site improvements. The objective of this RFP is for the City to identify and select a Construction Management firm (with a proven track record by both the firm and the individuals to be assigned to the project) to provide comprehensive construction management and project oversight services for this high-profile project. The selected firm and identified staff shall demonstrate strong construction knowledge and background in construction of municipal buildings and facilities; be capable of providing leadership to the entire design and construction team and be able to work in close partnership with City staff; and be able to oversee/manage/control documents, schedules, and costs during all phases of the project construction. Strong organization, documentation and communication skills are also a must to be considered for selection.
