Renovation of an educational facility in San Diego, California. Completed plans call for the renovation of a nine-story above grade educational facility.
Subject to conditions prescribed by the undersigned, Prequalification Questionnaires from Contractors and Subcontractors licensed as follows: PRIME CONTRACTOR: (B) General Building And SUBCONTRACTOR(S): C-20 Warm-Air Heating, Ventilating, and Air-Conditioning are invited for the following work: 5480 APPLIED PHYSICS AND MATHEMATICS, HVAC PACKAGE UNITS REPLACEMENT UNIVERSITY OF CALIFORNIA, SAN DIEGO Estimated Construction Cost: $6,500,000 Requests for clarification or interpretation of the Bidding Documents are due by 12:00 P.M., Wednesday, June 18, 2025, and shall be addressed only to: Ana Sluys, Project Manager afariasluys@ucsd.edu cc: amn022@ucsd.edu" The prequalified Contractors will competitively bid for a lump-sum contract. Applied Physics and Mathematics is a 9-story, 191,793 gross square foot building located in the Muir section of campus. The predominant use of the building is laboratories and research. This project encompasses replacing an air handling unit, 23 exhaust fans, 4 pump motors, new VFD's and associated piping, ductwork as well as DDC controls for new equipment / systems. Most of the work is located in the basement and roof areas. Temporary air handling units will be installed on site providing environmental space temperature control during construction. The scope of the project also includes site work, wall demolition and concrete flatwork repair. The estimated construction duration is 12 months. The University seeks General Building Contractor to serve as Prime Contractor with demonstrated experience in renovations to research laboratories facilities accommodating new equipment. Specific experience requirements include: HVAC replacement scope within an operational facility/ building with phased equipment replacement to eliminate impacts to occupants. The Prime Contractor shall have demonstrated an average annual business revenue of at least $10,000,000 over the last five (5) consecutive years. The Prime Contractor must have demonstrated experience on their best three (3) comparable projects with the Contractor providing services as Prime Contractor within the last ten (10) years. Projects should have possessed the following construction challenges: site with limited construction and staging areas and HVAC equipment renovation/replacement projects in occupied research laboratory buildings. The University is also concurrently seeking Warm-Air Heating, Ventilating, and Air-Conditioning Subcontractor for the same scope of work as described above. Note: PRIME Contractor and HVAC Contractor shall be separate entities (C-20 HVAC Contractor shall not be the PRIME Contractor even if they also have a "B" license). The Warm-Air Heating, Ventilating, and Air-Conditioning contractor shall have demonstrated experience in equipment installation in facilities that contain a high degree of technical complexity. Specific experience requirements include: experience replacing air handling units, exhaust fans and pump motors and installing VFD's, piping, ductwork and DDC controls; phased construction of equipment replacement; and usage of temporary equipment during construction. The Warm-Air Heating, Ventilating, and Air-Conditioning contractor shall have demonstrated an average annual business revenue of at least $7,000,000 over the last five (5) consecutive years. The Contractor must have demonstrated experience on a minimum of three (3) comparable projects with the Contractor providing services as HVAC Contractor within the last ten (10) years. Projects should have possessed the following construction challenges: site with limited construction and staging areas and working within a commercial or institutional building while the facility remains fully operational. Prequalification Submission: Each prospective Contractor must submit electronically one (1) complete prequalification questionnaire in PDF format. Confidentiality of the information provided will be respected to the extent permitted by law. Response to the Prequalification Questionnaire must be submitted on the forms contained within the Prequalification Questionnaire available at the address above. All information requested in these forms must be provided in order to be considered "responsive" to the requirements of the prequalification. No contractor or subcontractor, regardless of tier, may be listed on a Bid for, or engage in the performance of, any portion of this project, unless registered with the Department of Industrial Relations pursuant to Labor Code section 1725.5 and 1771.1. This project is subject to compliance monitoring and enforcement by the Department of Industrial Relations. The successful Bidder shall pay all persons providing construction services and/or any labor on site, including any University location, no less than the UC Fair Wage (defined as $15 per hour) and shall comply with all applicable federal, state and local working condition requirements.
