911 Parr Blvd. Housing Unit 9 Roof Replacement Project General Scope of Work: Phase 1 - Tear off the existing foam roof and install a temporary roofing system. Phase 2 - Install a new modified bituminous membrane roofing system per specifications and manufacturers guidelines, located at the Washoe County Sheriff's Office (WCSO) Question Deadline 02/19/2025 at 3:00 PM PT Estimated Cost Range: $380,000.00 Approximate Award Date: Tuesday, April 8, 2025 Approximate Start Date Phase 1 Temporary Roof: Monday, April 21, 2025 Approximate Duration Phase 1 Temporary Roof: 60 Calendar Days Approximate Start Date Phase 2 Permanent Roof: Monday, September 29, 2025 Approximate Duration Phase 2 Permanent Roof: 90 Calendar Days Per NRS 338.1385 each advertisement for bids must include a provision that sets forth the requirement that a contractor must be qualified pursuant to NRS 338.1379 or 338.1382 to bid on the contract. 1. WORK UNDER THIS CONTRACT: includes but is not limited to, all material, labor, tools, expendable equipment, utility and transportation service, all travel expenses (previously approved by County), and all incidental items necessary to perform and complete the required Scope of Work in a workmanlike manner, complete and on schedule. 2. a. The Site Address of the Work to be performed is: 911Parr Boulevard, Reno, NV 89512 b. The Scope of Work for BASE BID for Housing Unit 9, Phase 1 - Tear Off the Existing Foam Roof and Install a Temporary Roofing System includes, but is not limited to, the following: 1) Tear off and properly remove existing foam roof down to concrete deck, ensure deck is properly cleaned per specification and guidelines for installation of temporary roofing system. 2) Raise all curbs to a minimum 8" height. 3) Remove all abandoned curbs, pipes, etc. 4) Prime entire deck and parapet walls with asphalt primer. 5) Install temporary roof directly to concrete deck per manufacturers specification. 6) Torch one (1) ply of WPG Ultra -Shield Torch base per manufactures specification, details and guidelines. 7) Contractor to insure a watertight seal each night. 8) Manufacturers Rep to provide job site inspections. 9) Manufacturers Rep to provide weekly reports with photo documentation to County. c. The Scope of Work for BASE BID for Housing Unit 9, Phase 2 - Install New Modified Bituminous Membrane Roofing System includes, but is not limited to, the following: 1) Support the installation of the new HVAC Installation including boots and penetrations. 2) Tear off and properly remove existing foam roof down to concrete deck, ensure deck is properly cleaned per specification and guidelines for installation of new roofing system. 3) Raise all curbs to a minimum 8" height. 4) Remove all abandoned curbs, pipes, etc. 5) Prime concrete deck per manufacturers specification. 6) Install temporary roof directly to concrete deck per manufacturers specification. 7) Contractor to determine the slope of all areas of the roof system after the installation of the temp roof, and install the proper tapered insulation system to achieve a minimum of 1/2 :12 slope in all areas, and the proper drainage to all internal drains. 8) Install a minimum of 5" of Polyiso insulation, adhere with approved adhesive directly over the temporary roof system. 9) Contractor to ensure a minimum of 1/2 :12 slope in all areas of the roof system, ponding water is cause for rejection. 10) Install 1/2 " Primed DensDeck, adhere with approved adhesive. 11) Apply Pro-Stop FR primer to all wood cant strips per MFG guidelines. 12) Torch one (1) ply of HPR Torch base per manufactures specification, details and guidelines. 13) Torch one (1) ply of StressPly IV mineral cap sheet per manufacturers specification, details and guidelines. 14) Install new metal coping cap system. 15) Install new walk pads around HVAC unit and at base of ladder. 16) Install new lead jacks. 17) Contractor to properly flash into newly installed units per NRCA or manufacturers guidelines. 18) Contractor to coordinate all work with Washoe County Detention Center. 19) Contractor to coordinate all HVAC shutdowns or covering of HVAC units with Washoe County Detention Center. 20) Contractor to install walk pads. 21) Manufacturers Rep to provide job site inspections. 22) Manufacturers Rep to provide weekly reports with photo documentation to County.
