Demolition and site work for a mixed-use development in Monona, Wisconsin. Completed plans call for the demolition of a residential development; and for site work for a residential development.

The City of Monona is requesting proposals from qualified contractors for the demolition and disposal of all structures and contents of the garage, piers/docks, main house, boat house, underground passageway to the boat house, and all other loose miscellaneous items on the property located at 4539 Winnequah Road in the City of Monona. The contract for demolition also includes abandonment of all utilities to the street right of way. The contractor will be responsible for coordinating the abandonment with each utility provider. SCOPE: Demolition and removal of all contents and debris related to all structures, tunnel passageway, pier/dock, and all loose yard items and debris. The City reserves the right to reject any and all proposals and to waive any informality in proposals received. Permits and Approvals o Determine the need for, and apply for any permits required from the State of Wisconsin. o City demolition permit o City storm water and erosion control permit o City right of way permit o Recycle and dispose of debris based on State and Federal standards. o All fees shall be accounted for in the proposal. 2. Document Review o Advanced Health & Safety - Asbestos Report o General Engineering - Conditions Report 3. Site Preparation o Install perimeter safety fencing that can be closed and secured at the end of each workday. o Place temporary traffic warning signs in the right of way as needed. o Install silt fencing and other erosion control measures as required in the permit. 4. Demolition o Coordinate disconnection of all public and private utilities with each provider. o Fill material needs to be viewed and approved by the City. o Site Erosion Control Plan shall be submitted and approved prior to the start of demolition. o Tunnel Passageway - The entire contents and structure of the tunnel shall be completely removed and properly disposed of. Backfill with clean compacted sand or soil to four inches below existing surface. The remaining four inches shall receive topsoil for grading and seeding and shall match existing surface elevations. o House Demolition - The entire contents of the house shall be removed and properly disposed of. Demolition of basement walls shall be two to three feet below the existing ground surface. The basement floor shall be thoroughly busted and left in place. Backfill with clean compacted sand or soil to four inches below existing surface. The remaining four inches shall receive topsoil for grading and seeding and shall match existing surface elevations. o Boathouse Demolition - The entire contents of the boat house shall be removed and properly disposed of. Entire structure, foundations and floor shall be completely removed and properly disposed of. Backfill the area with clean compacted sand or soil to four inches below existing surface. Backfill shall match existing elevations. The remaining four inches shall receive topsoil for grading and seeding. The last ten feet of the property to the water line in disturbed areas shall receive of a layer of 3" clear limestone topped with larger size boulders 1' to 2' in diameter. The newly topsoiled surface shall have erosion matting. No loose straw or hay will be accepted. At no point can construction debris or trash be deposited in the waterway. Any trash or construction debris that enters the water must be removed immediately. o Retaining Wall and Steps - If these items are to be removed for equipment access to the boathouse for demolition, all material to be properly disposed of and backfilled with clean compacted sand or soil to four inches below existing surface. The remaining four inches shall receive topsoil for grading and seeding and shall match existing surface elevations. o Garage Demolition - The entire contents of the garage shall be removed and properly disposed of. Foundation and concrete floor to be completely removed and properly disposed of and backfilled with clean compacted sand or soil to four inches below existing surface. The remaining four inches shall receive topsoil for grading and seeding and shall match existing surface elevations. o Yard Items and Debris - The Contractor shall remove all loose items in the yard, and other miscellaneous junk or debris on the property. The boat pier/dock shall also be removed and properly disposed of. o All areas that receive backfill shall be viewed by city staff prior to adding the fill. 5. Site Restoration & Landscaping o Contractor shall preserve and protect all existing trees and shrubs on or adjacent to the site which do not reasonably interfere with the demolition work. o Prior to final landscaping the Contractor is to ensure all debris, junk, and any materials remaining from demolition work have been removed and properly disposed. o All disturbed areas are to be leveled out to match existing elevations, and all depressions from construction are filled. All disturbed areas are to be properly graded with topsoil and seeded, and erosion matting applied to all areas. 6. General Conditions o All contents, structures, building materials, yard debris and junk shall become the property of the Contractor and shall be removed from the site. o The Contractor is responsible for all waste transfer fees and disposal charges and other fees that may apply.
