Site work, paving and new construction of a mixed-use development in Steamboat Rock, Iowa. Completed plans call for the construction of a clubhouse / community center; for site work for a clubhouse / community center; sidewalk / parking lot; and for paving for a sidewalk / parking lot.

Work under this contract includes concrete paving, sidewalks, slab on grade and foundations, concrete masonry unit walls, thin set masonry veneer, rough carpentry, wood siding and asphalt shingle roofing, exterior hollow metal doors, finish hardware, painting, toilet room accessories, plumbing, power and lighting, site improvements and other related work Doc Note - Plans, specifications and proposed contract documents are on file with the Architect, for examination by bidders. Copies of said plans, specifications, Form of Proposal blanks and Form of Contract may be obtained from Roseland Mackey Harris Architects, P.C., 1615 Golden Aspen Drive, Suite 110, Ames, Iowa 50010, (515) 292-6075, upon written request and deposit of $100.00 per set after November 1, 2024. A refund of $100.00 per document set returned in good and usable condition within 10 days after the date of receiving bids will be returned to the requesting firm. Work under the proposed contract shall be commenced immediately after the award of the contract and shall be completed and ready for operation not later than 365 calendar days after the notice to proceed, subject to any extension of time which may be granted by the Conservation Board. Each proposal shall be accompanied by a bid bond or a certified check or cashier's check, drawn on a solvent state or national bank, or a certified share draft drawn on a credit union in Iowa, and filed in a sealed envelope separate from the one containing the proposal. The bidder's certified check or bid bond shall be in an amount equal to five percent (5%) of the amount of the proposal, made payable to Hardin County Iowa. The check may be cashed by the Board or the bid bond forfeited to the Board as liquidated damages in the event the successful bidder fails to enter into a contract and file acceptable bonds satisfactory to the Board assuring the faithful fulfillment of the contract and maintenance of said improvements as required by law within 10 days after the acceptance of the successful bidder's proposal. The successful bidder will be required to furnish a Performance Bond and a Payment Bond, each in an amount equal to 100 percent of the contract price. Said bonds are to be issued by a responsible Surety approved by the Board and shall guarantee that the Principal will promptly make payment to all persons, firms, subcontractors and corporations furnishing materials for or performing labor in the prosecution of the work stated and the faithful performance of the contract and the terms and conditions therein contained and the guarantee that all work performed and materials furnished shall be free from defects for a period of one (1) year from the time of acceptance of said improvements by the Conservation Board. Work covered by partial payment shall not be construed as relieving the Contractor of the sole responsibility for the care and protection of the work upon which payments have been made or the restoration of any damaged work, or as a waiver of the rights of the Conservation Board to require the fulfillment of all terms of the contract documents. No such partial or final payment will be due until the Contractor has certified to the Board that the materials, labor and services involved in each estimate have been paid for in accordance with the requirements stated in the specifications. The Conservation Board reserves the right to reject any or all proposals, or to defer action on the proposals for a period of not to exceed 30 days from and after the date and time specified in this notice for receiving proposals.
