The Alaska Housing Finance Corporation is seeking bids for an IDIQ Southcentral Vacant Unit Painting Contract as outlined in the Summary of Work. General Scope of Services is interior painting of vacant rental units. Amount of work is indefinite as vacancies are unpredictable, and not all units will require full paint. Base bid services include all walls and ceilings, and minor repairs as outlined in this Summary of Work. Some units will require Additional Paint Services such as patching drywall, matching texture, priming, painting of interior doors, and painting of window frames. Additional Paint Services shall be awarded based on mutually agreed upon time and materials quote, utilizing Contracted Hourly Rate Schedule. The majority of the work will be within City of Anchorage. Wasilla is included for contract pricing, Seward and Valdez may be requested and awarded based upon a mutually agreed service quote. Exterior painting may be requested and awarded upon a mutually agreed service quote. Vacant office space may be requested and awarded upon a mutually agreed service quote. Selected Common Areas may be requested and awarded upon a mutually agreed service quote. o AHFC will provide all top-coat paint (only), in an effort to maintain consistent color and sheen in our housing portfolio. o Contractor to provide all other materials and labor. o Contractor to protect all flooring and surrounding surfaces from spills, drips, overspray and will be responsible to clean surfaces where paint does not belong. o Pinholes, nail holes and blemishes smaller than a quarter inch will be repaired by contractor, and considered part of the Bid Unit Painting services. Holes larger than a quarter inch will be repairs and paid at the hourly rate to be determined at bid. o Contractor will remove all light covers, switch and outlet plates near painting surfaces as part of the bid unit painting services. Removed items to remain in unit for re-installation by AHFC personnel. o Upon completion of unit painting, Contractor shall remove all materials and debris from services, and leave the unit in a clean condition. The initial term of the contract shall be for one (1) year from the date of the Notice to Proceed with option to extend up to two (2) additional one-year periods. Estimated Amount of Proposed Contract: $100,000 to $500,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
