Renovation of a multi-residential development in St. John's, Newfoundland. Completed plans call for the renovation of a multi-residential development.

Closing Time: 2:00 PM (NT) ** Please note that there has been 1 addendum issued for this project. ** Question Acceptance Deadline 2025/04/27 12:00:00 AM NDT Work on this project includes, but is not limited to, Exterior Renovations - 33 Whiteway, St. John's, NL. Note: All units are occupied. Outline of Work The following outline is general and is not to be considered complete in every detail. Before submitting a Tender, bidders shall carefully examine the Contract Documents and the site of the proposed work to fully inform themselves of the existing conditions and limitations. No claim will be entertained or allowed for any labor, materials or other extras that may be required for the proper execution and completion of the contract, which could have been determined by site examination. 3.1 Demolition 3.1.1 Removal of the following materials, but not limited to, front and back landings, concrete slab in front of ramp, vinyl siding, second layer of wood cladding (Lead paint), deteriorated wall sheathing, windows/doors associated trim, eave trough/downspouts (save for re-installment), vent hoods/ associated components windbrakes, exterior lights, electrical outlets, electrical mast and meter (remove, paint, replace), door bells, mail boxes, civic numbers, framing, and drywall. All materials not being reinstated are to be removed from site and disposed of at an approved disposal area. 3.1.2 Contractor is responsible to move and re-install with the coordination of all utility companies, electrical, cable and telephone connections. Contractor is responsible for all items damaged during constructions. Contractor is required to Co-ordinate with Utility Companies before excavation to confirm location of underground electrical utilities. 3.2 Hazardous Material Abatement 3.2.1 Hazardous materials sampling found in a building from the same year and exhibiting identical construction, has confirmed the presence of asbestos containing materials. See Schedule "G" - Hazardous Materials Testing for sampling results and refer to section 13280 - Asbestos Abatement Specification. 3.2.2 Hazardous materials sampling indicates the presence of lead paint. See Schedule "G" -Hazardous Materials Testing for sampling results. 3.3 Scaffolding To facilitate scaffold setup, existing fences, patios, etc. can be removed and reinstalled. The condition of the above will be documented before work begins. Official bid documents must be obtained from www.merx.com and bid submissions must be done through the Merx platform.
