Renovation of a municipal facility in St. John's, Newfoundland. Completed plans call for the renovation of a 19,500-square-foot municipal facility.

Closing Time: 3:00 PM (NT) ** Please note that there has been 3 addendum issued for this project. ** Question Acceptance Deadline 2025/05/11 03:00:00 PM NDT All enquiries related to the Open Call for Bids must be directed, in writing, to the Contract Administrator identified in the Open Call for Bids. Enquiries received within 48 hours of the Submission Deadline may not receive a response from the Contract Administrator. The work area (approximately 19,500 square feet) will require some demolition and construction of new offices as per attached plans, electrical work, painting of walls and bulkheads, new carpet tile flooring and base, supply and installation of ceiling tiles, kitchen cabinetry, cleaning, disconnection and reconnection of electrical to cubicles once cubicles are reconfigured. The work will be phased to allow staff to operate and the storage of office furniture on one side while work occurs on the vacant side. Temporary wall will need to be constructed to separate the areas prior to demolition starting. The wall separating the two spaces will only be removed outside of regular office hours when the remainder of work is completed. Painting and carpet in the executive suite will be arranged and performed on weekends and evenings and will include moving furniture and lifting cubicles. Each evening, furniture must be moved, a coat of paint applied, or a section of flooring replaced, and furniture put back into its original position for the following work day. Some furniture will require disassembly to be moved. Contractor is responsible for any necessary moving devices or tools. Access through the department will need to be maintained through the duration of the project. Estimated start date is May 26, 2025 and be completion is required by August 22, 2025. Work will include the supply and replacement of 120 acoustical ceiling tiles. Worn tiles will need to be removed and disposed of. An oversized ceiling tile must be supplied and cut as the ceiling grid is not a standard size. Tiles will also require cutting to accommodate installation around lights. Tiles should match existing and be Radar style or equivalent. Work will include an hourly rate for extra miscellaneous labour. Number of Hours are estimated at 80. Tasks may include, but not be limited to fixing trim, replacing ceiling tiles, hanging whiteboards, installing computer keyboard trays, shelving, replacing light bulbs or covers, moving materials, moving boxes. Staff must have own tools and ladder. Calls for extra labour will be made based on a minimum of 4 hours work. Work will need to start within two days of notice. Defective Work, whether the result of poor workmanship, use of defective products or damage through carelessness or other act or omission of the Contractor, and whether incorporated in the Work or not, which has been rejected by the Owner as failing to conform to the Contract Documents shall be removed promptly from the premises by the Contractor and replaced and/or executed promptly in accordance with the Contract Documents at the Contractor's expense.
