A. Summary Project Description: Restroom Remodels including but not limited to: new restroom fixtures, plumbing, ceilings, paint, flooring, sheetrock, demolition, and lighting. B. Contract Scope: Construction, demolition, and renovation. C. Contract Terms: Lump sum (fixed price, stipulated sum). EVEREST, KS 66424 The Work Generally consists of furnishing all labor, skill, equipment, and construction materials to complete the work as shown on the plans and specifications. The overall Project scope consists of seven Bid Packages as described in numbers 2 - 8 below. Bid Package No. 1 is optional and is only required of a contractor that wishes to bid for the overall coordination and completion of the Work in its entirety as shown in the plans and specifications. o Bid Package No. 1: General Contract - FOR GENERAL CONTRACTORS ONLY 1. All labor, equipment, and materials necessary to coordinate and ensure the completion of Bid Packages 2 through 8. Manage communications such as RFIs, Supplemental Information, Progress Meetings. Manage financial matters such as Payment Applications and Change Orders. Manage schedule and coordinate efforts of separate Bid Package Contractors. o Bid Package No. 2: Demolition 1. All labor, equipment, materials, and services necessary to remove existing equipment, fixtures, accessories, toilet partitions, and wall, floor, and ceiling finishes as necessary to prepare for new work. Provide dustproof partitions. Remove abandoned pipe, ducts, and conduits back to source and cap stubs and tag. Protect existing work to remain and ensure existing active systems remain in operation and are accessible. Remove all debris from site and leave premises in clean condition, ready for subsequent work. o Bid Package No. 3: Flooring 1. All labor, equipment, materials, and services necessary to prepare existing subfloor and install new tile flooring and wall base. Remove all debris from site and leave premises in clean condition, ready for subsequent work. o Bid Package No. 4: Gypsum Board Assemblies 1. All labor, equipment, materials, and services necessary to remove damaged or unacceptable existing gypsum board, then patch and repair, and install new, gypsum board assemblies. Provide and install Rigid Sheet Wall Protection. Remove all debris from site and leave premises in clean condition, ready for subsequent work. o Bid Package No. 5: Acoustical Ceilings 1. All labor, equipment, materials, and services necessary to install new acoustical ceiling systems, including moldings, trim, and accessories. Remove all debris from site and leave premises in clean condition, ready for subsequent work. o Bid Package No. 6: Plastic Toilet Compartments 1. All labor, equipment, materials, and services necessary to install new HDPE toilet compartments, including accessories. Remove all debris from site and leave premises in clean condition, ready for subsequent work. o Bid Package No. 7A: Toilet Accessories, 7B: Wall Protection Bidders may bid 7A or 7B, or a combined bid of both. 7A. All labor, equipment, materials, and services necessary to install new ADA grab bars and new mirrors. Remove all debris from site and leave premises in clean condition, ready for subsequent work. 7B. All labor, equipment, materials, and services necessary to install new wall protection (corner guards). Remove all debris from site and leave premises in clean condition, ready for subsequent work. o Bid Package No. 8: Interior Lighting 1. All labor, equipment, materials, and services necessary to install new luminaries. Install electrical conduit, wiring, switches, controls, connectors, hardware, supports, trims, and accessories. Remove all debris from site and leave premises in clean condition, ready for subsequent work.
