Honuakaha Senior Rental Project Unit Improvements at 545 Queen Street, Honolulu, Hawaii 96813 General Comments This is a 1-year agreement Direct all questions regarding this Solicitation, and any questions or Issues relating to the accessibility of this Solicitation (Including the appendices and exhibits to this Document, and any other document related to this Solicitation), to: Reyes, Wendi. The Honuakaha Senior Rental Project is a 151-unit low-income elderly housing project located at 545 Queen Street in the Kakaako Mauka District and further described by Tax Map Key No. 2-1-031-021-0095 (the "Premises"). The Premises is comprised of 141 partially furnished studio units and 10 partially furnished 1- bedroom units, ranging in size from 350 to 515 square feet. These units occupy the southwest half of the Honuakaha Affordable Housing Residential Building and are located on floors 2 through 7. The Premises is currently managed and maintained by the Honuakaha Limited Partnership ("HLP") through a property management contract with Mark Development, Inc. There are approximately 120 senior tenants currently leasing units in the Premises. The Contractor shall furnish to the HCDA all supervision, labor, equipment, tools, supplies, material, and services to satisfactorily complete senior rental unit renovations and improvements within the Premises in accordance with the provisions, specifications, General Conditions, and procedural requirements stated in this IFB (collectively, "Work"). The cost for appliances and materials shall be reimbursed to the Contractor under the allowance allocated to this contract in accordance with section 2.3. An itemized list of Work for each unit is attached hereto as Exhibit B. Work shall include, but is not limited to, the following: A. Kitchen Improvements. Remove existing old-style cabinets, old-style countertops, old stoves, old refrigerators, and old sinks as indicated in Exhibit B. The Contractor shall be responsible for all transportation and dumping fees and charges, with all fees and charges being included in the bid price. 1. Install sleek laminate plywood cabinets, two (2) top of 27 inches H by 24 inches W by 12 inches D, white all wood box with brushed nickel bar pulls knobs, one (1) 24 inches H by 24 inches W by 12 inches D range cabinet and two (2) base kitchen cabinet 27 inches H x 24 inches W by 12 inches recessed panel shaker. Refer to Exhibit C for photos. a) All wall cabinets are to be pre-drilled and screwed tight with hardened three-inch drywall screws slightly counter-sunk. b) Drywall holes are to be closed before installation of cabinets c) Caulk or cover joint at walls with matching trim 2. Replace Stove: Hot Point 20 inches and 24 inches Free Standing Range with safety feature 3. Replace Range Hood: Hot Point 24 inch range hood. Refer to Exhibit C for photo. 4. Replace Refrigerator: 18.2 GE Top Freezer, white. Refer to Exhibit C for photo. 5. Replace Kitchen Countertops: 54 inches x 26 inches quartz countertop, fairbourne matte a) Caulk all seams where quartz countertop meets walls. Each kitchen to be measured for perfect fit to space 6. Replace Kitchen Sink Faucet: Delta Foundations 2-Handle Standard Kitchen Faucet in Chrome 7. Replace Kitchen Sink: Drop-in Stainless Steel 25 inches by 22 inches by 9-5/16 inches 3-Hole Single Basin Kitchen 8. Install Stove Backsplash: 3 inches by 6 inches Ceramic wall tile to fully cover wall behind stove B. Flooring Replacement. Remove existing carpet and vinyl floor coverings for units listed in Exhibit B. Remove and replace the baseboards of each unit listed for floor replacement. Properly dispose of the existing carpet and vinyl flooring in accordance with all applicable laws and standards. The Contractor shall be responsible for all transportation and dumping fees and charges, with all fees and charges being included in the bid price. 1. Living Room Floor: Luxury Vinyl Tile measuring approximately 11 feet by 20 feet for studio units 2. Kitchen Floor: Luxury Vinyl Tile measuring approximately 9 feet by 11 feet floor for studio units 3. Baseboards: Install 4 inches by 1/8 inches Thermoplastic Rubber Wall Cove Base Coil for approximately 56 square feet 4. Vinyl composition floor tile shall measure 1/8 inches thick, 12 inches by 36 inches, and be laid on floor utilizing waterproof tile adhesive C. Air Conditioning Alcove Replacement. For all units listed in Exhibit B, remove existing termite damaged alcove wood and properly dispose. A. Replace alcove with new tile top measuring 8 inches x 32 inches with 4 inches backsplash with window seal. Refer to Exhibit C for photo. B. Install 12,000 BTU Window GE Air Conditioner for units listed in Exhibit B. D. Bathroom Improvements. For all units listed in Exhibit B, remove existing cracked tiles in shower and bathroom, replace old toilet, medicine cabinet, vanity cabinet, bathroom sink, and properly dispose. 1. Repair Shower Floor: Install 12 inches by 12 inches nonslip tile for 3 feet by 5 feet shower floor 2. Repair Bathroom Floor: Install 12 inches by 12 inches nonslip tile for 6 feet by 8 feet shower floor with baseboards 3. Replace Medicine Cabinet: Install 30 inches by 30 inches Wooden frame two door medicine cabinet. Refer to Exhibit C for photo. 4. Replace Plumbing Fixtures: Replace old sink, countertop, faucet, shower, and toilet for those units listed in Exhibit B. a) Install 30 inches Single white oval sink freestanding white vanity with engineered marble top in Capri b) Install Delta Portwood 8 inches widespread 2-handle bathroom faucet in spotshield brushed nickel c) Install a Glacier Bay Power flush 12 inches rough in two-piece 1.28 GPF single flush elongated standard toilet d) Install a 6-Spray Patterns Wall Mount 4inches Handheld Showerhead in Chrome with valve included E. Bulky Item Removal. For those units listed in Exhibit B, properly remove and dispose all bulky items. 1. Contractor shall be capable of removing all non-operational large appliances and fixtures, including but not limited to refrigerators, ovens, air conditioning units, furniture, toilets, cabinets, etc. 2. Contractor shall provide and maintain clean and properly functioning containers for bulky item removal. 3. The contractor will provide rigid covers for any open top bulk container. 4. The contractor shall notify the HCDA for initial scheduling and delivery of the required containers. 5. The contractor shall plan on weekly pick-ups for container to empty. 6. The contractor shall position the container for the bulky item removal at the back of the Honuakaha building next to the waste disposal wall. F. Lighting Improvements. For those units listed in Exhibit B, remove all existing old and non-functional lights in kitchen, living room, and bathroom. 1. Install 6 inch recessed lights G. Interior Painting. Repaint approximately 20 x 21 square feet of interior walls for those units listed in Exhibit B. Paint shall include coating systems materials, primers, emulsions, enamels, stains, sealers, and fillers, and other applied materials whether used as primer, intermediate, or finish coats. H. Drywall Repair. Repair drywall approximately 20 x 21 square feet for those units listed in Exhibit B. Work shall include preparation spotting, painting, detailing, flushing, sanding, and finishing of interior ceiling/wall drywall and spackling of all surfaces where adhesive is used, and all drywall painting, taping, and finishing. I. Bed Bug and Termite Inspection and Treatment. Inspect and treat all affected units for bed bugs, termites, and general pests. 1. All 151 units shall be fully inspected for active pest infestation. 2. The Contractor or a licensed subcontractor shall identify the extent of the infestation and determine the most suitable course of action to eliminate pests in all units. 3. The Contractor or a licensed subcontractor will use various methods, including but not the limited to vacuums, heat, and pesticides to treat the infestation. 4. The Contractor will provide a service agreement detailing the scope of work, followup inspections, and treatment plans. J. Door Replacement. Replace front doors and associated hardware for units 401 and 602.
