IU Columbus - Replace Roof Phase 3 Indiana University Columbus In accordance with Indiana Code 4-13-18 Drug Testing of Employees of Public Works Contractors and IC 5-16 Public Works Bid results will be published online. A Unified Bid is requested for all work in this project, including General, Mechanical, and Electrical Construction work. All bid proposals shall be in full accord with the Bidding Documents, which are on file with the Owner and may be examined by prospective Bidders EMAIL a copy of the check (for shipping and delivery orders) to Eastern Engineering-Fishers Office, fishersplanroom@easternengineering.com AND deliver the original check (for all orders) to Eastern Engineering-Fishers Office, 9901 Allisonville Rd, Fishers IN 46038. Each bid must be accompanied by: a completed Minority, Women's and Veteran's Business Enterprise Participation Plan, detailing the good faith efforts of the contractor to include minority, women and veteran owned enterprises as subcontractors or material suppliers on the Project; a bid security for 5% of the total bid; and the contractor's written drug testing program, which must be in full compliance with IC 4- 13-18. The Owner reserves the right to accept or reject any bid and to waive any irregularities in bidding. The Owner may consider a bid to be incomplete if it does not provide the required documentation as described in this Notice, including but not limited to the Minority, Women's and Veteran's Business Enterprise Participation Plan. The Base Bid may be held for a period not to exceed sixty days before awarding Contracts. All Alternate Bids may be held for a period not to exceed ninety days before award and incorporation into the contract by proper Change Directive. Should a successful Bidder withdraw his bid or fail to execute a satisfactory Contract within 10 days after notice of acceptance of bid, the Owner may declare the Bid Security forfeited as liquidated damages, not as penalty. SUMMARY OF ROOF REPLACEMENT WORK - AREAS E, F, H, I, J and N A. Asbestos laboratory analysis report: Follow the Owner's representative's report for the removal and disposal of all asbestos-containing materials. B. Roof removal and substrate preparation: Remove existing roof system down to the structural deck, including ballast, protection sheet(s), roof membrane(s), and underlying insulation, underlayments, nailers and additional roof membranes. Inspect the existing structural deck, and inform the Owner immediately of observed damage and or deterioration. Temporarily displace rooftop equipment as necessary to complete the specified work. Refer to Section 024100. C. Area E: Provide a unit price for areas of existing structural deck that require refastening. Refer to Section 053123 for refastening requirements. D. After roof removal and inspection of the existing structural deck and perimeter wood blocking, perform repairs to the structural deck, as determined necessary by the Owner. Refer to Sections 030150, 035116 and 053123. E. Provide wood blocking to accommodate insulation levels, flashing heights and details. Refer to Section 061053. F. Areas F, I, J and N: Provide an underlayment consisting of a self-adhering membrane. Prior to application, prepare and prime the deck as required by the roofing membrane manufacturer. Refer to Section 072215. G. Area H: Provide an underlayment consisting of an asphalt-coated base sheet, mechanicallyattached to the existing structural deck as specified in Section 072215. Refer to Section 072215 for product and installation requirements. H. Area E: Provide a tapered polyisocyanurate insulation system with an insulation system slope of 1/4-inch per foot, and a starting thickness of 1/2-inches over a base layer of 2-inch polyisocyanurate insulation. Insulation system to achieve a minimum average R-value of 33. If indicated on the project drawings, provide insulation saddles and crickets where shown. Refer to Section 072223 for additional insulation product and installation requirements. I. Area H: Provide a tapered polyisocyanurate insulation system with an insulation system slope of 1/4-inch per foot, and a starting thickness of 1/2-inch over a 3-inch base consisting of two layers of 1.5-inch polyisocyanurate insulation. Insulation system to achieve a minimum average R-value of 33. If indicated on the project drawings, provide insulation saddles and crickets where shown. Direct roof stormwater runoff to gutters. Refer to Section 072221 for additional insulation product and installation requirements. J. Areas I, J and N: Provide a tapered polyisocyanurate insulation system with an insulation system slope of 1/8-inch per foot, and a starting thickness of 1/2-inch over a 2.5-inch base consisting of one layer of 1.5-inch and one layer of 1.0-inch polyisocyanurate insulation. Insulation system to achieve a minimum average R-value of 20. If indicated on the project drawings, provide insulation saddles and crickets where shown. Do not obstruct the weep holes on adjacent walls. Direct roof stormwater runoff to gutters. Refer to Sections 072221 for additional insulation product and installation requirements. K. Area F: Provide a polyisocyanurate insulation system over the structurally slope roof deck. Provide one layer of 2-inch thick polyisocyanurate over one layer of 2-inch thick polyisocyanurate insulation system (4 inches total). Insulation system to achieve a minimum average R-value of 20. Verify the insulation system has a minimum slope of 1/8-inch per foot. Do not obstruct the weep holes on adjacent walls. Refer to Section 072221 for additional insulation product and installation requirements. L. Areas E, F, H, I, J, and N: Provide a 1/2-inch high-density polyisocyanurate cover board over the underlying insulation. Refer to Sections 072221 and 072223 for additional product and installation requirements. M. Areas E, F, H, I, J, and N: Provide an adhered, non-reinforced, nominal 60-mil EPDM roof system with a 25-year "Total System Warranty". After installation of specified insulation and cover board, install the EPDM roofing membrane in low-voc bonding adhesive. Provide EPDM and sheet metal flashings as specified. Refer to Sections 075323 and 076205 for product and installation requirements. N. Provide sealants at locations indicated on the project drawings. Refer to Section 079201. SUMMARY OF ADDITIONAL PROJECT WORK A. Area M: Reinforce existing guardrail system and add removeavle section. B. Area E, F, H, I, J, and N: Provide single-point fall protection anchors. See section 110100. C. Area E, F, H, I, J, and N: Remove abandoned rooftop equipment, paint corroded rooftop equipment and gas lines. D. Area E, F, H, I, J, and N: Provide walkway pads (Adhered EPDM) in high traffic areas and around HVAC equipment for service. E. Remove and replace the fixed wall ladder in roof area F with new and install fixed wall ladders in roof areas N and I. F. Alternate Bid #1 - Modifies the base bid with the following: provide an alternate for a 90-mil adhered epdm membrane with a 30-year "total system warranty". G. Alternate Bid #2 - Modifies the base bid with the following: Add Roof Areas B and C with an adhered, non-reinforced, nominal 60-mil EPDM roof system with a 25-year "total system warranty". Roof Area B: Add the required nailers to accommodate new polyisocyanurate insulation (field and tapered). Mechanically attach the the first layer of insulation to the metal deck with specified insulation plates and fasteners. the following layers of polyisocyanurate insulation to be fully adhered to achieve an average of R-33. Over the polyisocyanurate insulation, install a 1/2" layer of high-density cover board in two-part foam adhesive per manufacturers requirements for the stated wind pressures. The cover board shall be 1/2" high density polyisocyanurate foam insulation with a minimum of 110 psi compressive strength. Install the adhered EPDM membrane. Roof Area C: Add the required nailers to accommodate three layers of 2" new polyisocyanurate insulation mechanically attach the first layer of insulation to the metal deck with specified insulation plates and fasteners. The following layer of polyisocyanurate insulation to be fully adhered to achieve an average of R-33. Over the polyisocyanurate insulation, install a 1/2" layer of high-density cover board in two-part foam adhesive per manufacturers requirements for the stated wind pressures. The cover board shall be 1/2" high density polyisocyanurate foam insulation with a minimum of 110 psi compressive strength. Install the adhered EPDM membrane. H. Alternate Bid #3 - Modifies the base bid with the following: Add Roof Areas B and C with an adhered, non-reinforced, nominal 90-mil epdm roof system with a 30-year "total system warranty". Completion- September 30, 2025
