Renovation of a mixed-use development in Murrieta, California. Completed plans call for the renovation of a educational facility.
The project consists of but is not limited to, demolition, interior painting, flooring installation, and lighting upgrade. Furnish materials, tools, equipment, and labor for the following: Demo: o Furnish materials, tools, and equipment to remove flooring per the A100 Demo Plan. o Furnish materials, tools, and equipment to remove wall tables per the A100 Demo Plan. o Furnish materials, tools, and equipment to remove ceiling-mounted projector, screen, and speakers per the A100 Demo Plan. o Install ceiling tiles at removed device locations. Match existing ceiling tiles. o Furnish materials, tools, and equipment to remove projector and audio controls per the A100 Demo Plan. o Furnish materials, tools, and equipment to remove the countertop per the A100 Demo Plan. o Furnish materials, tools, and equipment to remove tack board from walls per the A100 Demo Plan. Interior walls: o Furnish materials, tools, and equipment to remove and install all tack board and patch wall per the A101 Floor Plan. o Skim coat/patch or overlay with new drywall. o Means and method per the contractor's discretion. o Furnish materials, tools, and equipment to patch and paint all walls per the A101 Floor Plan. o Patch all holes and blemishes. o Remove all outlet and switch plates, signage, pictures, devices, etc., prior to painting. o Refer to the A106 and A107 Finish Schedule for paint colors and locations. o Refer to the A101 Floor Plan for paint color locations. o Provide protection from over spray for interior surfaces, fixtures, and electrical boxes and wiring. o Contractor is responsible for removing and reinstalling any items attached to walls with common screws/attachments. o Adhesives, sealants, primers, and caulks shall comply with air quality management district rules where applicable, or SCAQMD Rule 1168 VOC limits, per CAL Green Tables 5.504.4.1 and 5.504.4.2. o Paints and coatings shall comply with Volatile Organic Compounds (VOC) limits in Table 1 of the Air Resources Board (ARB), per CAL Green Table 5.504.4.3. o Interior metals - Semi-Gloss: Including all exposed piping, conduit, electrical panels, miscellaneous brackets, bolts, fasteners, and exposed ducts etc., other than plated or factory. o Install break metal where the wall meets the storefront. Ceiling o Furnish materials, tools, and equipment to paint the existing T-bar grid system and ceiling tiles at MPR per the A101 Floor Plan. o Color to be flat black o Protect lighting in place Plumbing o Furnish materials, tools, and equipment to install bottle filler per the A101 Floor Plan. o Install Elkay Bottle Filling Station Model LZS8WSSP. o Surface mount the drain to the restroom and connect to sink trap. Secure to wall cleanly and safely per industry standards. o Stub drain through the wall to filler location. o Furnish materials, tools, and equipment to run overhead water lines to filler location. o Connect to closest water supply at restroom locations. Flooring o Furnish tools and equipment to install owner furnished flooring and per A102 Flooring Plan, o Contractor responsible for providing Shaw Contract Lok Dots for carpet tile installation. o Contractor responsible for providing an adhesive for LVT installation as illustrated by the manufacturer. o Contractor responsible for providing and installing 4" cove base, black. o There shall be no carpet-to-resilient transition strips or layering added. o Patch and float the floor as needed to obtain a suitable surface. o Upon completion of the installation in each area, all dirt, resilient scraps, etc., shall be removed from the surface of the floor. o Examine all flooring for type, color, pattern, and potential defects. o Broom and vacuum clean substrates to be covered immediately before installing flooring. o Verify that the finishes of substrates comply with tolerances and that substrates are free of cracks, ridges, depressions, scale, and foreign deposits that might interfere with the proper installation of the flooring. o Use leveling compound where necessary. Any floor filling or leveling shall have a minimum of 4'0" of feather. o Proceed with installation only after unsatisfactory conditions have been corrected. o Expansion joints - Do not bridge building expansion joints with continuous resilience. o Install flooring under open-bottom obstructions and under removable flanges and furnishings, and into alcoves and closets of each space. Run flooring under open-bottom items such as heating convectors, and install tight against walls, columns, and cabinets so the entire floor area is covered with resilience. o Comply with the manufacturer's written instructions for cleaning and protecting the flooring. Electrical/Data o Furnish material, tools, and equipment to install electrical outlets per the A1103 Power Plan. o New outlets and covers to be white. o Furnish materials, tools, and equipment to change, add, or move breakers as needed to accommodate all the electrical changes per the A100 Floor Plan. o Furnish materials, tools, and equipment to replace all existing outlets and cover plates (white) throughout the areas affected and make sure all the cover plates match. o Label all outlets with circuit numbers and update the panel schedule as needed. o Label and update the panel per industry standards. o Furnish material, tools, and equipment to install HDMI outlet per A103 Power Plan. o HDMI outlet shall be looped to adjacent higher/lower HDMI outlet. LED Lighting: o Furnish materials, tools, and equipment to retrofit LED lights per the A104 Lighting Plan o Lights to be 2X4 W/ Lithonia 2BLT4R 40LHE ADSMT EZ1 LP840 NLTAIR2 RES7PDT. o Use existing light fixture housings. o Furnish materials, tools, and equipment to install 1x4 LED lights at hard lids per the A104 Lighting Plan. o Lithonia BLT Series LED BLTX4 Surface Mount 1'x 4' LED o Furnish materials, tools, and equipment to install strip lighting per the A104 Lighting Plan. o Open Ceiling LED Suspended LL, Lithonia(R) Linear o Bottom of light to be 10' from the finish floor. o Furnish materials, tools, and equipment to install light switches per the A104 Lighting Plan. o nLight(R) AIR Rpodba: Battery-powered, Wall Switch o Contractor is responsible for commissioning lighting/switches and or hiring a third-party to commission lighting. o Upon completion, commissioning platform access shall be shared with the Superintendent Project Manager. o Superintendent Project Manager will provide a switch operation layout. o NECA Installation Standards: Perform work in accordance with NECA's "Standard of Installation." o All fixtures and controls functionality shall have a minimum warranty period of 5 years from the date of installation. Any product failures due to installation methods before the end of the 5-year warranty period shall be fixed by the contractor at no cost to the owner. o Provide all additional means necessary to support lighting fixtures that would put excessive stress on the ceiling system. o The final installation must present a symmetrical appearance, with all lighting fixtures free of any damage and thoroughly clean. o Lighting shall be designed to operate on the voltage system to which they are connected, typically ranging from 120 V to 480 V nominal. o Luminaires shall have a Life expectancy of greater than 50,000 hours at the ambient temperature of 50oC o Upon completion of the installation of the lighting fixtures and lighting equipment, they must be in first-class operating order and in perfect condition as to finish, etc. Check for proper operation and appearance, alignment of fixtures, and proper placement of lenses, louvers, lamps, and other light-controlling or modifying appurtenances. o Cleaning: Immediately prior to occupancy, damp-clean all lenses, lighting fixture trims, reflectors, clean lamps or install new lamps as directed, with lenses and fixtures free of labels. For the David Long Regional Learning Center MPR/Classroom Modernization Project, herein referred to as Project. This Project must be completed within 30 calendar days Questions and/or Requests for Information (RFI) concerning this Project must be made in writing and be sent via email to epurchasing@rcoe.us. The email subject line must state: Pre Bid RFI for David Long Regional Learning Center MPR/Classroom Modernization Project. The deadline for submitting all Pre-Bid RFI s shall be on May 22, 2025, at 2:00 p.m. The response to all questions and requests for information received, shall be via Addendum which shall be available at the following electronic License Classification shall possess the California contractor s license(s) classification B-General Building Contractor.
