The Oregon Military Department ("OMD" "Owner" or "Agency") is seeking a Design-Build Contractor ("DBC" or "Design-Builder") to be a collaborative team leader in delivering the complete and usable Project on-time and within budgetary constraints in support of the ongoing mission of the ORARNG, by providing Project management, design, review, value engineering, testing, inspections, and construction of Building 5020 (the "Project"). The work involved in the Project is split between repair under the restoration program and repair under the sustainment program. The building was constructed in 1941 and has had three updates since, with approximately 8,200 square feet of operational space. Building 5020 has been registered with the National Historic Registry. All work planned on the exterior of the building to include doors, windows, garage doors, exterior lighting, and brick restoration or repair must be coordinated with OMD's State Historical Preservation Office (SHPO) representative for approvals and review of processes. The scope of work includes but is not limited to abatement of hazardous materials, remodel of interior offices and operational vehicle bays, provide new locker rooms and restrooms to support full-time and part-time staff, improve the energy performance, resiliency, and extend the usable life of the facility. The Project will involve the repair of many of the building systems both within and outside of the primary facility's 5' perimeter, including the HVAC, potable water, fire detection, electrical, and mechanical. Comprehensive interior design services are requested. This facility must be designed to meet Industry Standards as well as all local, State and Federal building codes and as per Public Law 90-480.
