Work Statement The Raleigh-Durham Airport Authority is seeking a contractor to clean/sanitize the HVAC Ductwork on four floors of the Airport Operations Center and three associated Air Handling Units located at 1050 Cargo Drive Morrisville NC on the RDU Campus. The contractor shall provide all materials, tools, equipment, and labor required for cleaning and sanitizing duct work and Air Handlers. The work shall be performed between the hours of 6 A.M. and 4:00 P.M. Saturdays and Sundays Only and coordinated with the Facilities Maintenance Department Planner; Craig Murry (919-840-7806). Objective To thoroughly clean and sanitize the HVAC ductwork system to improve indoor air quality, enhance system efficiency, and comply with industry standards such as NADCA (National Air Duct Cleaners Association) guidelines. 2. Scope of Services The contractor shall provide all labor, materials, equipment, and supervision necessary to perform the following: A. Pre-Cleaning Activities o Conduct a site survey to assess duct layout, access points, and HVAC system configuration. Protect floors, walls, furnishings, and equipment in the work area with coverings. Seal off all vents/registers during cleaning to prevent cross-contamination. Shut down HVAC systems as needed in coordination with facility staff. B. Ductwork Cleaning Remove and clean all supply and return air ducts using mechanical agitation and negative air pressure methods. Page 4 of 12 09/2019 Version Clean all main trunk lines, branch lines, and air risers. Remove and clean all registers, diffusers, and grilles. Use HEPA-filtered vacuum systems to prevent contamination. C. Component Cleaning Clean and inspect air handling units (AHUs), including blowers, fans, motors, coils, drain pans, and filters. Sanitize duct interior surfaces using EPA-registered antimicrobial agents (if specified). D. Post-Cleaning Activities Reseal all access panels and ensure ductwork is restored to original condition. Restart HVAC systems and verify airflow. Dispose of all debris and contaminants off-site in accordance with environmental regulations. Provide a cleaning report with before-and-after photos and recommendations for future maintenance. 3. Safety & Compliance Adhere to OSHA safety regulations. Use only certified technicians trained in NADCA standards. Comply with all local, state, and federal regulations. 4. Schedule & Duration Work to be performed during off-hours or as scheduled to minimize disruption. Work to be performed on Saturdays and Sundays between the hours of 6AM-2PM. Estimated duration: 5.
