Architectural and Professional Services for Expansion and Improvements to the Morrisville Senior Center The Town of Morrisville (Town) will contract with an Architectural / Engineering firm (consultant) to complete the programming and design the renovations and improvements for an addition to the existing Morrisville Senior Center, located at 4119 Davis Drive in the McCrimmon Corners Shopping Center. The consultant is expected to interface with the Town's project stakeholders through the following steps of design, construction, and handover to the Senior Center User Group (including the Landlord). The Design Review step is further described online. This is basically the Building Permit Pre-Submittal Meeting to verify what needs to be included in the construction documents for permitting review and approval. The intended delivery method for this project is Design - Bid - Build. The consultant shall prepare the bid documents as part of its scope of work, incorporating the Town's contractual and Historically Underutilized Business (HUB) requirements, consistent with North Carolina Public Contracting Requirements. The construction budget for the renovations and improvements is $500,000, therefore, the contract is anticipated to be in the formal competitive bidding range ($500,000 or more). Qualified firms are encouraged and invited to respond to the Request for Qualifications (RFQ) for the following services: "Architectural & Professional Services" Any requests for clarification or additional information regarding this RFQ shall be submitted via email and be directed to Attn: Karen Bass, Purchasing & Contract Manager at: bids@townofmorrisville.org The anticipated timing is to select the successful firm by the end of July and issue a Notice to Proceed in August. The proposed addition will incorporate suites D111 and D112 into the existing suite D113 as shown in Exhibits 1 and 2. The Preliminary Program Requirements are attached to this RFQ as Exhibit 3. The design and contract (bid) documents are anticipated to be required for bidding purposes in early January 2026 with construction to commence in March. The submission should be limited to twenty (20) pages, printed one side, on 8 1/2" by 11" paper, single-spaced and at least size ten (10) font comparable to Times New Roman or Arial. Fold out pages are not allowed. Front and back covers and transmittal letter are not considered a part of the 20-page submittal. Submissions exceeding the 20-page limitation will not be considered. No submittals will be accepted after this time. It is the responsibility of the Respondent to ensure and confirm that submittal is received prior to the deadline. The Town will select a firm to provide these services and thereafter seek to negotiate a contract for services at a fair and reasonable fee. Selected firm must be properly licensed and insured per State and/or Federal requirements. The Town reserves the right to reject any and all submittals. This submittals request is neither a contractual offer nor a commitment to purchase services. The Town assumes no contractual obligation as a result of the issuance of this request, the preparation or submission of a qualifications statement by a Respondent, the evaluation of statements, or final selection.
