Renovation of a multi-residential development in Snowmass Village, Colorado. Completed plans call for the renovation of a two-story above grade, 12-unit multi-residential development.
Reference Number 0000390306 Town of Snowmass Village (the "town or owner") is seeking a contractor for Roofing Replacement at the Carriage Way Apartments employee housing development in the Town of Snowmass Village, Colorado ("Project"). The Snowmass Inn is a housing project at 250 Carriage Way in the Town of Snowmass Village owned and operated by the Town of Snowmass Village Housing Department. The apartments are in a single two-story building that contains twelve (12) residential apartments. The apartments are fully occupied year-round. The 250 Carriage Way structure was constructed in the late 1960s and has been updated over the years, and is scheduled for a roof replacement with new gutters, downspouts and heat tape. DEMOLITION a) REMOVE AND PROPERLY DISPOSE OF EXISTING ROOF SYSTEM TO THE PLYWOOD DECK b) RETAIN ALL VENTING AND VERTICAL PENETRATIONS 2.) SURFACE PREPARATION a) INSPECT THE EXISTING ROOF SHEATHING/SUBSTRATE FOR DAMAGE OR DETERIORATION b) REPLACE DAMAGED OR DETERIORATED DECKING AS REQUIRED ON A TIME AND MATERIALS BASIS. c) CLEAN EXISTING DECK BEFORE INSTALLING UNDERLAYMENT 3.) INSTALL NEW ICE AND WATER SHIELD ON ALL ROOFING AND ROOF/WALL INTERSECTIONS PER MANUFACTURER'S SPECIFICATIONS. SIDING AND/OR TRIM MAY NEED TO BE REMOVED AND REPLACED FOR PROPER, LAPPED INSTALLATION. a) DRIP EDGE SHALL BE INSTALLED ON ALL ROOF EDGES b) JOINTS SHALL BE LAPPED MINIMUM 2 INCHES c) INSTALL FASTENER 8-10 INCHES OC. 4.) INSTALL NEW ASPHALT SHINGLE ROOFING IN ACCORDANCE WITH THE MANUFACTURER'S INSTRUCTIONS. ASPHALT SHINGLE ROOFING TO BE SELECTED BY OWNER. 5.) GUTTERS AND DOWNSPOUTS a) 24 GA PAINTED GALVALUME b) 6"X10" K-STYLE GUTTER WITH BRACKETS c) 3"X4" RECTANGULAR DOWNSPOUTS d) PROVIDE CONCRETE SPLASHBLOCKS AT EA. DOWNSPOUT e) COLOR: MATCH ROOFING SHINGLES OR OWNER-SELECTED f) INSTALL GUTTER GUARDS IN ALL GUTTERS 6.) ROOF PENETRATIONS a) AVOID EXISTING ROOF PENETRATIONS WHERE POSSIBLE b) FURNISH AND INSTALL ALL ROOF PENETRATION FLASHING TO ENSURE A NEAT APPEARING AND WATERTIGHT ASSEMBLY c) REINSTALL ALL VENTING AND VERTICAL PENETRATIONS 7.) SNOW FENCE a) 2 PIPE SNOWFENCE b) ENGINEERED AND INSTALLED BY QUALIFIED SUPPLIER c) COLOR: MATCH STANDING SEAM METAL ROOF
