Renovation of a medical facility in Morganton, North Carolina. Completed plans call for the renovation of a medical facility.
Cedar Cottage is licensed under Mental Health Licensure and Certification Section of NC Division of Health Services Regulation. The facility is classified by DHSR as Intermediate Care Facility for Individuals with Intellectual Disabilities (ICF/IID) and caries an NCSBC Occupancy Classification of Institutional I-2. Cedar Cottage was originally constructed in 1961 and has not been significantly renovated. The project scope consists of a complete renovation and systems upgrade to the entire 27,500 square foot existing building. Interior renovation is to include new Resident Bedroom, Bathing Rooms, Day Rooms, Dining Areas, Administrative Offices, Nurse Stations and Utility Areas. The existing Central Kitchen is to remain with minimal renovation. A new standing seam metal sloped roof system designed as an "over-build" of the existing structure provides a new attic space for all new air handling units, ductwork and sprinkler system as follows: HVAC System a. The existing dual temp hydronic fan coil system will be completely removed and replaced with new a centralized system. b. New DDC control system to be designed to control and monitor the new HVAC equipment within the Cedar Cottage building. No central campus system in place, therefore new BAS will be standalone with minimal to no campus-wide integration. c. Connect to existing facility chilled water and heating hot water systems provided by existing campus sources. Plumbing System a. Existing domestic water distribution and sanitary waste piping will be replaced complete. New domestic water distribution and sanitary waste piping. b. The outdoor natural gas domestic hot water boiler system serving multiple buildings is to remain. No upgrades or replacement to the existing domestic hot water service are included beyond primary distribution to the Cedar Cottage building. Electrical System a. The facility electrical distribution is original (1960) and requires full replacement. The Cedar Cottage main distribution electrical panel serves multiple buildings without providing a local means of electrical service disconnect at each individual building. This will require some temporary power requirements. b. Backup power is provided by an existing on-site Duke Energy generator. No expansion/replacement of backup power is requested or included in the renovation scope. Fire Protection System a. A new facility sprinkler system will be installed in accordance with NFPA 13 to include water service entrance to meet the demands of the new sprinkler system. Questions regarding the contract documents shall be directed in writing to LS3P Associates, Attention: Crystal Soyars, AIA at crystalsoyars@ls3p.com A performance bond and a payment bond will be required for one hundred percent (100%) of the contract price. Payment will be made based on ninety-five percent (95%) of monthly estimates and final payment made upon completion and acceptance of work. No bid may be withdrawn after the scheduled closing time for the receipt of bids for a period of 30 days. The owner reserves the right to reject any or all bids and to waive informalities.
