Renovation of a municipal facility in Longwood, Florida. Working plans call for the renovation of a 2,500-square-foot municipal facility.
**As of August 20th, 2025, bids were canceled because the proposed submittals were over the budget. No definite date for the rebid.** It is the intent of the City of Longwood hereinafter referred to as the "CITY", to request proposal(s) from qualified contractors to renovate the interior of the Community Development building located at 174 West Church Avenue. This is a summary of the Scope of Work associated with the interior alterations for the Community Development building located at 174 West Church Avenue. Existing Building Description: o 2,851 total square footage, under air o Slab on grade floor system o 200-amp electrical service, with interior sub-panel. Current wiring in buildings existing office cubicle systems can be reused/rerouted to accommodate new receptacle locations. There is also existing, abandoned homeruns in the attic space that can be utilized for any new lighting circuits required. o 7.5-ton, dual stage HVAC system with duct detector installed in main supply duct plenum (Current duct work size and layout is available). o Exterior wall system is primarily wood frame construction, with vinyl lap siding. There are portions of the exterior that are constructed out of CMU. o Roof is an engineered truss system with plenty of room to alter/change configuration of HVAC system o Current interior is made up of mainly cubicle office sets, with some interior wall systems associated with the current conference room location, Director's office, and bathrooms. o Building is not protected by a fire sprinkler system, and has no fire alarm system o Current flooring is an older, commercial grade rolled carpet system throughout main office area. Tile in both bathrooms, in the breakroom, and at all three foyer areas associated with the three exterior doors. o Current ceiling is drywall installed to the bottom cord of the current roof truss system; knock-down texture applied. LAST DATE FOR QUESTIONS & CLARIFICATIONS July 23, 2025 @ 2 PM Any questions concerning the intent, meaning, and interpretation of the RFP documents, including the attached draft Contract, shall be requested in writing, and received by the CITY Purchasing Division at least five (5) business days prior to the due date. Questions or requests shall not be accepted after that time. Questions, as referenced herein, may be sent to the CITY Purchasing Division via electronic mail at mridore@longwoodfl.org. All requests for interpretations, clarifications, modifications or any questions relating to this RFP must be made in writing by email. Oral inquiries will not be answered. Email - mridore@longwoodfl.org Bid Security must be made payable to CITY, in an amount $25,000.00 of the Contractor's Total Bid.The Bid security must be in the form of a certified or cashier's check made payable to the City of Longwood or provided on the Bid Bond Form issued by a Surety meeting the requirements of these Contract Documents. The selected Contractor shall furnish a Performance Bond, a Payment Bond, and a Material and Workmanship Bond, each with good and sufficient surety. The Performance Bond must be in an amount equal to one hundred percent (100%) of the Contract Price; the Payment Bond must be in an amount equal to one hundred percent (100%) of the Contract Price; and the Material and Workmanship Bond must be in an amount equal to ten percent (10%) of the Contract Price as adjusted.
