Site work and new construction of a municipal facility in Lantana, Florida. Completed plans call for the construction of a 11,860-square-foot, two-story above grade municipal facility; and for site work for a municipal facility.

The 211 Palm Beach & Treasure Coast organization requests sealed bids for our new office building project referred to as "Project Connect". The Contractor shall furnish all labor, materials, vehicles, tools, and equipment necessary to complete this project in accordance with the plans, specifications, scope of work and ITB documents. The project will provide new offices, conference rooms, call center area, and operational essentials such as restrooms, breakrooms and storage areas. The project construction cost is estimated at $5,000,000.00 with an overall estimated construction time of twelve (12) months. The project design plans are complete and the project has been submitted for permit with the Town of Lantana, the local building department managing authority. The construction plan provides for a portion of the existing 211 building to remain operational with un-interrupted community service during the new construction work. This will be accomplished through phasing of the construction activities. Phase 1 will include demolition of the 9000 sqft. portion of the existing facility; the phase one demolition will be performed by others. The Phase 1 demolition work will be performed and completed while the remaining 6000 sqft. of the existing building remains operational. Phase 2 is the construction of new office building project. Phase 3 is the demolition of the remaining 6000 sqft. of existing building; the goal is to achieve a Temporary Certificate of Occupancy (TCO) for the new building so that the 211 operations can move into the new building, therefore allowing the additional Phase 3 demolition. Phase 4 is the construction of the remaining civil site work required to support the new office building. No Pre-Bid Conference is scheduled at this time. The 211 Palm Beach & Treasure Coast organization reserves the right to reject any or all Bids in whole or in part, with or without cause, to waive irregularities, variances, deviations, technical errors and informalities to the extent permitted by law, or to accept the Bid which in its judgment best serves the public interest of 211. Work shall include but is not limited to: Material testing, surveying, site demolition, tree removal, earthwork (cut/fill, pad prep, retention, fine grading), paving (onsite & offsite), curbing, signage, striping, stops, storm drainage, underground utilities (water, irrigation, fire line, fire hydrant, FDC, sewer), concrete walks, generator pad, dumpster enclosure, concrete retaining & site walls, bike racks, landscaping, irrigation, structural concrete footings & slabs, tiltwall panels, concrete deck topping & pan stairs, structural steel, joists, decking, stairs & railings, dumpster gates, bollards, roof ladder, canopies, misc & rough carpentry, cabinets & countertops, insulation, waterproofing, fire caulking, roofing (TPO on light weight concrete), doors, frames, hardware, exterior storefronts & windows, interior windows & doors, drywall & metal framing, stucco (retaining walls, dumpster), acoustical ceilings, flooring (carpet tile & base, floor & wall tile, vct), bath accessories, toilet partitions, fire extinguishers, folding room partitions, appliances, elevator, plumbing, fuel tank, fire sprinklers, HVAC, electrical, generator (install only), site lighting, low voltage rough, fire alarms, and other trade work. Demolition will be performed by Rapid Removal, Inc. They are not a prime bidder. From Sisca Construction: "Note to ALL Subcontractors, Vendors and Bidders: ALL TRADES: Be sure to include your permit fee costs, costs for shop drawings, engineering, etc. No change orders will be written for work that is in your section or division that you should have included, have missed or excluded in your proposal. Familiarity with Site Conditions All bidders shall include all necessary labor, equipment, materials, specific to the site location shown on the plans. Bidders shall notify Sisca when site conditions prevent or hinder proposed work beyond reasonable conditions. DO NOT SCALE DRAWINGS. CHANGE ORDERS FOR ADDITIONAL LABOR & MATERIAL DUE TO INCORRECT SCALE WILL BE DENIED. NOTIFY SISCA IF YOU SEE PLANS WITH INCORRECT SCALE. For MEP trades: Be sure to include all work shown on your plans and in your specs for your trade. Your contract from Sisca will read to include all work in your division. For GC and Specialty Trades: Be sure to include all work required for your scope of work. Your contract from Sisca will read to include all work in your section or division as applicable. PLEASE SUBMIT COMPLETE SCOPE OF WORK Include your hourly labor rates and percentage of OHP for change orders. PLANS AND SPECIFICATIONS: Make sure to check ALL bid documents related to your Scope of Work. Some examples include, but are not limited to; Specifications (Division 1, General Requirements for temp facilities, color samples, mock-ups, job supervision, job meetings, Other Related Sections, etc) Equipment Plans (Blocking/backing reqs, MEP connections & locations for equipment/appliances/floor sinks, drains not shown on building plans), Decorator/ID Plans (fixture types, locations, additional items not shown on building plans), Bath Accessory Plans (blocking/backing, niches Other Info: Make sure to include; email, contact name, phone number, address on all proposals and correspondence. Sisca Construction Services requires the following documents prior to awarding a sub contract: Ø Copy of all your Licenses (i.e. Occupational, State, Certificate of Competency) Ø Copy of your Liability Insurance - Additional Insured/Certificate Holder/Job Name & Address/ Waiver of Rights to Recover Language sample will be provided at your reques Ø Copy of your Workers Compensation Waiver of rights from Others Language sample will be provided at your request Ø W-9 form with your tax ID number (FEIN#) Please note that we will need job-specific certificates of insurance for all projects. As of August 6, 2025, the bid date has been extended to August 13, 2025 at 2:00 PM. An architect has been identified. The project award is expected in early September 2025 with construction immediately following the completion of demolition. Submit Questions by Date: Monday, July 28, 2025
