Arena Startup Shutdown The Township of Old Bridge is seeking proposals for the Startup, Shutdown, Maintenance & Inspection of the Compressors System at the John Piccolo Ice Arena. SHUT DOWN OF COMPRESSORS SYSTEM: Pump all refrigerant into low pressure receiver. Isolate compressors, pumper drums and valves. Sample of oil, test for leaks. Inspection following tasks must be performed once each year during shutdown to prepare for the next season: Checking the Compressor-Motor Assembly for the following items and performing PM Tasks as indicated: Recording Voltages Meging and recording motor winding resistance Lubricating open motor Checking the alignment on open motor drive units Checking the coupling Checking seals Checking operation and calibration of slide valve Checking the Compressor Oil System for the following items: Check oil, change oil filter and dryer Conducting analysis on oil and oil filter at an independent laboratory Checking oil pump, water pump, seal and motor Cleaning the dirt leg Checking heater and thermostat Checking all other oil system components including cooler, strainer and solenoid valve where applicable Checking motor starter and performing the following tasks: Running diagnostic check Cleaning contacts or recommending replacement Checking linkage Meging motor Checking all terminals and tightening connections Checking overloads, dash pot oil and calibrating Cleaning or replacing air filter where required Dry running starter (or before start up); checking status light Review the control panel for the following items: Running diagnostic check of Micro Control Panel Checking safety shutdown operation Checking all terminals and tightening connectors Checking Display Data accuracy and set points Checking the condenser for the following items: Checking the water flow Checking the Cooler for the following items: Checking the water flow Checking the flow switch operation Checking refrigerant level Check pumper times for correct dump and fill of refrigerant Checking the System for the following items: Conducting a leak check and identifying leak sources Recording condition of sight glasses Checking the refrigerant cycle to verify the proper operating balance Checking condenser water and chilled water heat transfer General items included: Cleaning equipment and surrounding area upon completion of work Consulting with the Township Reporting deficiencies and repairs required to the Township. MAINTENANCE OF COMPRESSORS SYSTEM: SYSTEMS CURRENTLY USED BY THE TOWNSHIP ARE: TWO (2) YORK INTERNATIONAL CORP. COMPRESSORS 450 HS PSIG 330 LS PSIG L MECO COOLING 1. TWO (2) MARATHON ELECTRIC STARTER MOTORS 2. RPM 1185 VOLTS 460 PLUS 3. (2) EACH 100 HORSE POWER 50 TON 4. CHILLER-COOLING TOWER THE BIDDER WILL SATISFACTORILY COMPLETE THE WORK ON THIS CONTRACT FOR THE FOLLOWING: Inspect proper levels of water, oil and refrigerants in system as specified by the Operations and Maintenance Guides in Chiller & Compressor Systems. Inspect equipment such as reciprocating compressors and centrifugal pumps, cooling towers, filters, pneumatic electric and electronic controls, gauges, valves, pulleys, gear boxes, bearings, solenoids, and thermostats. Inspect and adjusts fan belts and work bearings. Inspect and adjusts Freon. Report any evidence of extensive damage or major malfunctioning of equipment to the Township. Advise Township of the need to requisition repair parts, materials, and supplies. Make emergency repairs and perform routine repair work on Compressors & Chiller Tower. Utilize the methods, practices, tools, and materials used in air conditioning, heating equipment. Interpret and work from sketches, diagrams, technical orders, manufacturer's manuals, and specifications. Understand hazards and necessary safety precautions applicable to Compressors & Chiller Tower equipment maintenance and repair work. Provide cost estimates for desired work to be performed. The Township also reserves the right to award to more than one vendor Contractors must be fully insured.
