BTC DC Building C - Welding and HVAC Shop Retrofit ESTIMATED BASE BID COST RANGE: $1,600.000.00 to $1,800,000.00 Please direct, questions regarding this project to the office of the Consultant, Chris Vander Haak, chrisvh@shksarchitects.com. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. A. Scope of Alterations work is as indicated on drawings and specifications. In general, the scope includes: tenant improvements of an existing 17,000 sf space including modifying existing space for two classroom lab spaces for HVAC and Welding education. The scope includes asbestos abatement at exterior louvers noted for demo, reconfiguration of interior partitions, restroom renovation, new welding booths and fume extraction equipment, and mechanical and electrical system upgrades. Existing construction is concrete frame and concrete floor and roof structure, and is of type I-A construction. Project includes limited interior renovation for new wall partitions, doors, and ceiling systems, and extensive mechanical system modifications (including interior and exterior work) and electrical system modifications (interior work), and modifications to plumbing, fire protection, and fire alarm systems. B. Owner will remove the following items before start of work: 1. Furniture and equipment. C. Contractor is required to remove and store the following prior to start of work, for later reinstallation by Contractor: 1. Items indicated to be salvaged and reinstalled as indicated in the Drawings. The purpose of the limited hazmat survey was to identify and quantify the presence of asbestos containing material (ACM) and lead-based paint (LBP) within the interior and exterior client-defined areas. The scope of work for the hazmat survey includes conducting a visual survey of the client-defined areas of the interior and exterior and conducting bulk sampling and analysis of materials suspected to contain ACM or LBP, per client request. This survey was performed in accordance with applicable local, state, and federal regulations. The Krazan representative collected samples and obtained analytical data for suspect ACM and suspect LBP identified in client defined areas of the interior and exterior of the building, as designated on the attached Site Plan. Once collected, each bulk sample was sealed in unadulterated plastic bags to eliminate the possibility of cross-contamination. "Chain-of-Custody" tracking was followed to maintain sample integrity during handling and transport to the lab. A walk-through inspection of all client-specified accessible areas of this structure was performed to identify potential hazardous materials. The walkthrough inspection included a review of the internal aspects of the client-specified areas. The locations and types of potential hazardous materials were noted.
