Implement temporary stormwater mitigation measures to protect the CAN Vista Housing Hill area (behind the Community Clubhouse Building) during the upcoming rainy season. This scope addresses direct runoff from parking lots, nearby residences, and the Community Clubhouse Building roof that currently impacts the bioretention area and adjacent slope. This scope addresses direct runoff from parking lots, nearby residences, and the Community Clubhouse Building roof that currently impacts the bioretention area and adjacent slope. 1. Facilities Maintenance & Facilities Planning Site Assessment and Background _ Key findings: o A 6-inch diameter pipe collects runoff from a portion of the parking lot and two residential lots and discharges into a bioretention area on the hillside. (Reference pics 1 and 2- Attachment #1) o Four roof downspouts from the Community Building discharge directly onto the hill, contributing to erosion and overloading the bioretention feature. (Reference pic 3 - Attachment #1) 2. Temporary Stormwater Mitigation Measures 2.1 Pipe Re-routing _ Connect the exposed 6" pipe to the existing storm drain system from the bioretention area: o Verify compatibility with stormwater box capacity and condition. o Ensure proper flow direction and elevation adjustments. 2.2 Downspout Redirection _ Redirect the four Community Clubhouse Building downspouts that currently discharge onto the hillside: o Install a gutter and piping system to convey flow to the existing concrete drainage channel south of the building. o Install a 4" minimum flexible drain pipe at the downspouts to route the rainwater to the bottom of the hillside on the Loop Road or connect to the existing underground storm drain system in the same vicinity. 3. Erosion Control and Slope Stabilization _ Install erosion control measures to reinforce the hillside until permanent improvements can be made: o Sediment retention fiber rolls (wattles) at slope intervals to slow runoff and capture sediment. o Natural fiber erosion control blankets on exposed soils to prevent surface erosion. o Temporary seeding with grass and native groundcover to promote slope stabilization and infiltration. Contract Requirements: The selected contractor will be required to agree to the District's Facilities Services Master Agreement contract documents. A sample copy can be provided upon request.
