Sweetwater High School Re-Roofing Project The right is also reserved to refuse any and all bids. Technical questions regarding these bids can be directed to: jacob@bmcusa.net no later than Monday, July 28, 2025 at 5:00 p.m. EST A. The Work includes the provision of all labor, material, equipment, management, coordination, supervision and administration to complete the Work as outlined. B. The Contractor shall complete the following work. The following outline of work is noted by System. The work to be completed is the Lump Sum Base Bid #1 (Sections A and B) and Lump Sum Base Bid #2 (Sections C and D). The work includes, but is not limited to the following: 1. System #1 (Roof Sections A) (LUMP SUM BASE BID #1) a. Clean the existing roof of dirt and debris and prepare for new roofing. b. Remove all existing metal flashings and membrane flashings. c. Remove perimeter wood nailers, existing modified bitumen membrane at the perimeter only, and gutters/edge metal as specified by the drawings for a prepared perimeter. d. Replace wet and /or damaged perimeter wood blocking per Unit Price. e. Wet or damaged Tectum deck to be replaced per Unit Price. f. Mechanically attach 1/2" gypsum cover board to the existing tectum deck with the specified fasteners at the specified rate. g. Fully adhere in adhesive 60 mil Decor Feltback PVC roof system over the cover board. h. Install 60 mil PVC membrane flashings with specified flashing adhesive. i. Install new wind rated 24-gauge metal edge, gutter, downspouts, counter flashing, and miscellaneous metal items as specified. j. Remove the existing vent, leaving the curb in place. k. Provide manufactures 20 year No Dollar Limit manufactures roof warranty. l. Provide contractors 2-year labor warranty. m. ALL existing copper metal flashings, gutters, and downspouts to be retained by the Owner and left onsite. 2. System #1 (Roof Section A) (ADD ALTERNATE #1) a. In lieu of 60 mil Feltback PVC membrane sheet, install 80 mil Feltback PVC membrane sheet. b. Provide manufactures 30 year No Dollar Limit manufactures roof warranty. c. All other items as specified in System #1 (Roof Section A) (Lump Sum Base Bid #1). 3. System #5 (Roof Section A) (ADD ALTERNATE #2) a. Install self-adhering, high temperature, air, water, and vapor barrier sheet. b. Install Intelliframe Vented Hat Channels. c. In lieu of PVC membrane sheet, install Zip Rib metal panel roof system. d. Provide manufactures 20 year No Dollar Limit manufactures roof warranty. e. Provide contractors 3-year labor warranty. f. ALL existing copper metal flashings, gutters, and downspouts to be retained by the Owner and left onsite. 4. System #2 (Wall Section B) (LUMP SUM BASE BID #1) a. Remove all existing metal wall panels and flashings to the existing wood framing and CMU wall. b. Repair missing and/or damaged existing wood framing to receive new wall hat channels and wall panels. c. Install self-adhering air vapor barrier to the CMU wall and wood framing. d. Infill wood framing with new Polyisocyanurate insulation. e. Install new hat channels as specified. f. Attach the new wall panels and accessories as specified. g. Provide manufactures 10-year No Dollar Limit warranty. h. Provide contractors 3-year labor warranty. i. ALL existing copper metal flashings, gutters, and downspouts to be retained by the Owner and left onsite. 5. System #3 (Roof Sections C) (LUMP SUM BASE BID #2) a. Clean the existing roof of dirt and debris and prepare for new roofing. b. Remove all existing metal flashings and wall and roof curb membrane flashings. c. Remove perimeter wood nailers, existing modified bitumen membrane at the perimeter only, and gutters/edge metal as specified by the drawings for a prepared perimeter. d. Replace wet and /or damaged perimeter wood blocking per Unit Price. e. Allow for the installation of 250 sf of Tectum decking in the Base Bid. Replace per the Consultants inspections and instructions. Repair the existing modified bitumen membrane roofing at the repaired Tectum deck areas. f. Additional wet or damaged Tectum deck to be replaced per Unit Price. g. Mechanically attach the first layer of polyisocyanurate insulation (tapered or flat) to the existing tectum deck with the specified fasteners at the specified rate. 1/2 " start ISO taper at the perimeters. h. Hot mop in Type IV asphalt OR fully adhere in Low-Rise Foam Adhesive the remaining subsequent layers of 1/8" Polyisocyanurate Taper System. i. Install new saddles on the high sides of all mechanical equipment curbs. Minimum slope shall be double the slope of the roof. Saddles should match the width of the units. j. Hot mop in Type IV asphalt OR fully adhere in Low-Rise Foam Adhesive 1/2 " gypsum cover board over taper system. k. Fully adhere in adhesive 60 mil PVC membrane sheet over the cover board. l. Install 60 mil PVC membrane flashings with specified flashing adhesive. m. Install new wind rated 24-gauge metal edge, gutter, downspouts, counter flashing, and miscellaneous metal items as specified. n. Raise all equipment curbs, pipes, and gas lines to accommodate new roof height. o. Prime and paint all gas lines yellow. Add new specified pipe supports p. Install PVC specified walk pads around entire perimeter to each serviceable HVAC and exhaust units. q. Provide manufactures 20 year No Dollar Limit manufactures roof warranty. r. Provide contractors 2-year labor warranty. s. ALL existing copper metal flashings, gutters, and downspouts to be retained by the Owner and left onsite. 6. System #3 (Roof Section C) (ADD ALTERNATE #3) a. In lieu of 60 mil PVC membrane sheet, install 80 mil PVC membrane sheet. b. Provide manufactures 30 year No Dollar Limit manufactures roof warranty. c. All other items as specified in System #3 (Roof Section C) (Lump Sum Base Bid #2). 7. System #4 (Roof Section D) (LUMP SUM BASE BID #2) a. Remove the existing single ply and modified bitumen membranes and all existing insulations down to the concrete deck. b. Prime the concrete deck with asphalt primer at a rate of 1/2 gallon per square. c. Fully adhere 1/8" tapered polyisocyanurate insulation system to the existing primed concrete deck in Type IV hot asphalt OR Low-Rise Foam Adhesive starting at 1 1/2 " height at the gutter side perimeter. d. Hot mop in Type IV hot asphalt OR fully adhere in Low-Rise Foam Adhesive 1/2 " gypsum cover board over taper system. e. Fully adhere in adhesive 60 mil PVC membrane sheet over the cover board. f. Install 60 mil PVC membrane flashings with specified flashing adhesive. g. Install new wind rated 24-gauge metal edge, gutter, downspouts, counter flashing, and miscellaneous metal items as specified. h. Provide manufactures 20 year No Dollar Limit manufactures roof warranty. i. Provide contractors 2-year labor warranty. j. ALL existing copper metal flashings, gutters, and downspouts to be retained by the Owner and left onsite. 8. System #4 (Roof Section D) (ADD ALTERNATE #3) a. In lieu of 60 mil PVC membrane sheet, install 80 mil PVC membrane sheet. b. Provide manufactures 30 year No Dollar Limit manufactures roof warranty. c. All other items as specified in System #4 (Roof Section D) (Lump Sum Base Bid #2).
