Renovation of a mixed-use development in Bowie, Maryland. Completed plans call for the renovation of a 33,000-square-foot, three-story above grade educational facility.

The BSU Tubman Hall Renovation project is an approximately 33,000 GSF traditional 3-story brick building with the original central wing constructed in 1921. The building is currently vacant but was used as residential housing as recently as 2022. The project involves a full interior renovation of the building to provide new residential suites of various sizes along with other support spaces. The scope includes providing a new central HVAC and electrical system, updating the security system including cameras, modification of the fire alarm system to meet the new configuration and addressing ADA compliant issues by providing a new elevator and lobby addition. Please refer to section 00 06 00 - Prevailing Wage Requirements. Bidder shall submit with the bid the Trade Contractor Qualification Form. Failure to submit this form could result in the bid being determined as non-responsive. Instructions pertaining to the bid bond, performance, and materials payment bond requirements are set forth in Section 00 03 00, "Instructions to Bidders," and compliance with same shall be the responsibility of the Contractor submitting the bid. The Owner/Design Build Contractor reserves the right to accept any of the bids for Alternate work submitted, and may accept Alternates in any order or combination, unless specifically provided in the Contract Documents. See Division 1 and the Form of Proposal for a listing of Alternates. The Owner/Design Build Contractor reserves the right to waive any informalities or immaterial deviations in the bids, or to reject, any or all bids.
