Walker County, Georgia is soliciting proposals from qualified vendors for framing, mechanical, electrical, plumbing and other interior work on Walker County Fire Rescue Station 4, located at 95 Hinkle Drive, Lookout Mountain, GA 30750. PROJECT INFORMATION: The following are the specifications requested for this project. This Scope of Work defines the responsibilities and deliverables for Framing and MEP (Mechanical, Electrical and Plumbing) trades to complete/finish the interior buildout of the above referenced project. All work shall comply with applicable local, state, and federal codes and will be coordinated with other trades to ensure proper integration. The project will be substantially completed within 180 calendar days after the date when Walker County issues a Notice to Proceed and completed and ready for final payment within 210 calendar days after the Notice to Proceed date. Walker County Government reserves the right to accept or reject any and all proposals, to waive formalities, technicalities or irregularities and to re-advertise if necessary. Framing Scope of Work 1.1 Deliverables • Supply and installation of all metal framing components per construction drawings. • Framing of walls, ceilings, roofs, and structural elements. • Installation of blocking, bracing, and backing required for MEP support, fixtures, and finishes. • Sheathing and/or drywall of walls and ceilings as specified per construction drawings. Exception: Sleeping areas and bathrooms should be drywall instead of metal, as depicted in the construction drawings. • Framing of all required openings (doors, windows, HVAC, electrical, plumbing, etc.). • Coordination with other trades for penetrations and framing adjustments. • Temporary bracing and safety measures during construction. • All drywall must be taped, mudded, and sanded to a smooth finish, ready for painting MEP Scope of Work 2.1 Mechanical (HVAC) o Installation of all HVAC systems, including ductwork, exhaust fans, vents, and registers. o Installation of exhaust fan in apparatus bay. (Construction plans show 2 exhaust fans. There is one already installed) o Placement of all mechanical equipment (furnaces, air handlers, condensing units, etc.). o System balancing and performance testing. o Coordination with framing and electrical for penetrations and clearance requirements. 2.2 Electrical o Installation of all electrical wiring, conduit, boxes, switches, outlets, panels, and lighting. Lighting should be upgraded to comparable LED fixtures. o Upgrade existing exterior fixtures to LED. o Proper panel labeling, grounding, and bonding. o Coordination with other trades regarding power requirements and fixture locations. o Final testing and commissioning of electrical systems. o Install the owner-supplied generator transfer switch. o Proper installation of the transfer switch, ensuring safe and reliable operation. o Integration with the electrical system to allow automatic or manual transfer of power from the utility to the backup power source. o Compliance with all local electrical codes and safety standards. o Proposal should not include electrical service to the building (exterior meter base and disconnect previously installed, as well as interior electrical panel). Plumbing • Installation of main water supply from meter to building. • Installation of hot and cold water supply, waste and vent systems, and gas piping. • Installation of all plumbing fixtures and connections to utility services. This should include installation of fiber-glass showers not shown on plans. • Pressure testing and leak inspections. Coordination with structural elements for penetration in slabs or walls. • Proposal should not include sanitary septic (system already installed). All slab drain, waste and vent plumbing has previously been installed and tested An on-site visit for interested contractors is not mandatory and will only be available by request, if request is made by December 17, 2025.
