Preventative maintenance shall be performed on four chillers and four cooling towers located at Building 5101, and two chillers and two cooling towers located at Building 4834. The contractor is responsible for providing all necessary materials, labor, equipment, transportation, tools, supervision, and management to complete the work. Specific tasks include recording and reporting abnormal conditions, checking overall chiller operation, and recommending corrective actions. Maintenance activities include removing condenser heads and brushing condenser tubes on chillers, performing annual maintenance on cooling towers, and removing and replacing intake louvers on cooling towers at Building 4834. Upon completion, a final system operation verification must be conducted in the presence of the Project Point-of-Contact to ensure compliance with operational standards. The contractor must manage salvageable and non-salvageable materials according to environmental regulations, including proper disposal and documentation of hazardous and non-hazardous waste. Utility outages must be scheduled in advance and performed during off-duty hours. No road closures or digging are required. Security procedures include submitting entry authorization requests and adhering to base gate hours. All work must comply with OSHA, NEC, ICC codes, DoD, and Air Force standards. Deliverables include manufacturer specifications, operating procedures, warranty documentation, and field instruction for system operation and maintenance.
