Renovation of an educational facility in Renton, Washington. Completed plans call for the renovation of a educational facility.

Lindbergh High School was built in 1969, with a gymnasium building added in 1978 and has had two major additions. The major additions included a commons space, a new science classroom wing, and new front entry administration office. The existing science classrooms were all remodelled during the Phase 1 remodel in 2022/2023. The boiler plant, major HVAC units, and VRF system serving the counselling offices were also replaced during the Phase 1 remodel. Otherwise, there have been minor renovations to specific program areas and systems but no major changes to instructional spaces or major building support. Lindbergh currently serves 1,085 students in grades 9-12. The original building was constructed of masonry and concrete and is integrated into the surrounding grade on three levels. There is also a freestanding pool building on the site that is not part of the scope of this project. The project is anticipated to include the following scope. · Seismic upgrades throughout the entire building. · Replacement of existing HVAC systems not replaced in Phase 1 with new building wide heating/cooling systems. Upgrade HVAC systems replaced in Phase 1 with cooling capability Dykeman Architects will be the prime design team member for this site; Metrix Engineers will be the Electrical Engineer. ABSHER and RSD desire to retain the EC/CM as a partner early in the project cycle to help establish the overall project goals including the final budget, detailed project scope, phasing opportunities, high performance building goals and the delivery schedule. By using the EC/CM project delivery method, ABSHER and RSD wants to leverage the knowledge and experience of the selected EC/CM to obtain a high-value and high-quality project for a reasonable cost. ABSHER and RSD believe the success of the Project depends greatly on the experience and qualifications of the selected EC/CM and its staff that will provide both Preconstruction and Construction Services. ABSHER and RSD expect the EC/CM procurement and project delivery method will provide a fiscal benefit through greater cost certainty associated with the MACC; reduced claims risks; reduced change orders because of early EC/CM involvement with the Project; and opportunity to optimize life-cycle savings.
