Renovation of a municipal facility in Hallwood, Virginia. Completed plans call for the renovation of a 5,000-square-foot municipal facility.
Virginia Commercial Space Flight Authority (VCSFA) owns and operates the Mid-Atlantic Regional Spaceport (MARS). VCSFA seeks proposals from qualified firms to provide office renovations to roughly 5,000 square feet of office space for its Mappsville facility located at 13249 Lankford Hwy, Mappsville, VA 23407. Question Deadline 08/25/2025 at 4:00 PM ET All other communication related to this RFP shall be addressed to solicitations@vaspace.org. Proposals should address how the offeror would meet the following requirements with details provided: o Secure facility for controlled access throughout construction o all doors secured o Obtain all inspections and permits necessary for work related to this RFP o Adjust, repair and secure four (4) access points, including two sliding and two commercial doors to the office area described in this RFP o Clean and patch drywall and paint walls o colors below o Replace ceiling tiles throughout office, bathrooms, breakroom, and closets with white flat tiles specification USG Radar Model # R2110 o Remove and replace all light fixtures, devices, and controls as specified below: o 135 lights 2'X2' in the ceiling grid o Replace with Lithonia Select CPX 2'X2' Model # CPX 2X2 ALO7 SWW7 M4 - or similar with adjustable lumens and color 8 recessed 6" can lights that are in drywall. o Replace with LUXRITE 5/6 in Can Light 14W=90W 5 Color Model # LR23796-4PK -or similar with adjustable lumens and color o Replace carpeting with combination of commercial vinyl plank and carpet o CPT (Carpet)- Tarkett Ethos Tile 24x24; Style Aftermath II; Color-Merino in a quarter turn pattern area for 70% CPT and 30% LVP o LVP (Luxury Vinyl Plank)- Karndean Looselay Wood Collection 4.5mm 41.34" x 9.84" Plank; glued direct with pressure sensitive adhesive o Base-Tarkett 4" vinyl cove base color- Silver Gray o Trim and paint/finish surfaces o Approximately 13,100 square feet of wall surface area to be coated. Paint colors: Sherwin Williams o Walls: 7667 Ziron Vinyl Acrylic Cashmere Eggshell 75% o Accent walls: 6510 Loyal Blue Latex Cashmere Eggshell 25% o Trim: 7673 Pewter Cast Urethane Enamel Emerald Satin o Doors: touch up stain and clear coat o Install new stainless steel door handles o Door hardware shall comply with industry codes and standards. Door hardware shall include locks, hardware, electric strikes/latches, heavy-duty door closures, lock cylinders, weather seals, hinges with nonremovable pins, and associated equipment. Contractor shall install electric strikes and conveyances as required to support an owner-installed access control-intrusion detection system. VCSFA prefers "Best" brand of door hardware that can accept 6pin cores. o Lever style see attached o Keyed:10 o Privacy: 4 o Passage:9 o Bathroom renovation o Verify function of water supply and sewer o Verify function of HVAC and ventilation o Replace all bathroom fixtures and accessories o Toilets (5 wall mount, 1 urinal), vanities (2@3'and 2@4'), stall partitions (3), lights (18), fans (4), mirrors (4), and soap dispensers (4), paper towel dispensers (4), toilet paper dispensers (5), and sanitary napkin receptacles (4). See pictures in Attachment D for sample fixtures and accessories. Contractor shall match or submit equivalent fixtures and accessories for approval by Owner. o Clean, repair as needed, and reseal tile work on floors and walls o Paint exposed drywall per colors given o Breakroom renovation o Recondition existing cabinetry o Verify condition of appliances o Install new counters per specifications: Laminate (color TBD); approximately 60 square feet - Contractor shall verify in the field. o Build new storage area to replace stove o Clean, repair as needed, and reseal tile work on floors o Paint per colors given Upon completion of project, Contractor shall provide As-Builts of all system and structural changes made to the building. 6. Exclusions a. Initial Indoor Air Quality assessment, demolition, and remediation will be completed by others prior to the work described in this RFP. That work will include removal of all ceiling tiles, wallpaper, and flooring and remediation of possible mold.
