Renovation of a military facility in Dahlonega, Georgia. Completed plans call for the renovation of a military facility.

The project consists of replacing the existing failing asphalt roof system and roof deck in entirety (including the covered outdoor deck) and to make necessary repairs of all deficiencies, including structural repairs in conjunction with the roof replacements with a minimum 24-guage standing seam metal roofing system with 20_year warranty NDL, No Dollar Limit, and additional finish warranty that includes color fading for metal roofing. Schedule Contract Period - 300 All questions should be submitted in written form either by hand delivered hard copies or electronic mail (e-mail). The Contracting Officer (KO / COR) shall determine the final date for submission of questions. The project consists of replacing the existing failing asphalt roof system and roof deck in entirety (including the covered outdoor deck) and to make necessary repairs of all deficiencies, including structural repairs in conjunction with the roof replacements with a minimum 24-guage standing seam metal roofing system with 20-year warranty NDL, No Dollar Limit, and additional finish warranty that includes colorfading for metalroofing. The project consistsofreplacing the roofsystem, including the existing roofdeck, in entirety. Other work required to complete this scope is included in the attached Construction Condition Summary (CCS) and Roof Inspection report completed by third party. This may consist of repairs and/or replacing curbs, drains, rotten wood, louvers, roof vents, roof exhausts, sealant degradation, adding insulation, etc. The replacement of certain components may be required based on the type of roof system, any deficiencies to be repaired. All gutters, roof flashing, and wood siding above the roofto be replaced. Wetinsulation and organic growth has been identified in/on the existing roof. The government assumes mold remediation must occur in areas of wet insulation and organic growth that have been identified. Assume up to 5% of building square footage for mold remediation. Areas of roof decking is currently sagging, assume up to 5% of roof trusses and joists to be replaced in addition to the roof deck to address the structural deficiencies identified in the attached third-party CCS. Contractor must also ensure proper attic ventilation is to current standards in the new roof system. Importance is also placed on ease of future maintenance and longevity of the roofing system. Contractor to install new lightning protection with UL label
