The Georgia State Financing and Investment Commission (GSFIC), as Owner, on behalf the Board of Regents of the University System of Georgia (Using Agency), is seeking firms interested in providing building commissioning services for a project STEM Building, University of North Georgia, Dahlonega, Campus. The proposed Science, Technology, Engineering, and Mathematics (STEM) project is a 51,600 GSF facility to be constructed on the west side of the UNG Dahlonega campus, directly adjacent to the 94,000 GSF Health and Natural Science (HNS) building. Completed in 2000, the HNS building houses Biology, Nursing, and Allied Health programs. The new STEM facility will provide wet and dry instructional labs for chemistry, physics, and engineering, as well as research labs, service spaces, offices, and general classrooms to expand the existing HNS classroom inventory. The program also includes an open maker space, a multipurpose dry lab with specialized equipment for cross-disciplinary use, and dedicated areas to support future STEM initiatives such as sustainability engineering. As part of its energy infrastructure, the building will feature an educational geothermal well system and a solar panel array. Together, these systems will serve both as sustainable energy sources and as teaching tools. This project aligns with UNG's mission to foster a vibrant STEM learning and research community, develop innovative transdisciplinary curricula for first- and second-year students, and encourage more students to pursue STEM education and careers. By emphasizing active learning, real-world training, and collaboration, the facility will provide transformative educational opportunities. The project aims to achieve one Peach certification by leveraging a combination of eligible incentive categories. Project Delivery Method The delivery method for this Project is construction manager at-risk (CM/GC), and, at a minimum, will employ the services of a Design Professional and a Commissioning Agent, in addition to the services of a CM/GC. The CxA's services are anticipated to commence in October of 2025. The design team has completed schematic design.
