Renovation of a mixed-use development in Washington, District of Columbia. Completed plans call for the renovation of a theater / auditorium; and playground / park / athletic field.
The purpose of this scope is to install a new fire protection system at Ford’s Theatre, Washington, DC. The extant fire protection system is over 20 years old, which exceeds the life expectancy for a system of this kind. Major components of the system cease to operate, have aged, and can no longer be repaired. Therefore, to fully comply with fire and life safety codes and to keep visitors and staff safe in the event of a fire, it requires full-scale replacement. Although a temporary system is in place to bring the property into compliance and allow the theater to remain open, this is an interim measure and is not meant for the long term. A recent leak from a rusted sprinkler pipe shorted out the fire safety system’s electrical output; the electrical system cannot be salvaged. Without power, the central control panels, smoke detectors, heat sensors, audible fire alarms, and magnetic automatic fire door closers no longer function. Moreover, technology changes over time and what was cutting edge when first installed, is now considered obsolete. All NPS facilities must be code complaint and without a new fire system in place, the risk factor for the park and all who use this notable building is high. *This project is being bid by invitation only.
