Albert Biella Elementary School Library Modernization Project. The District reserves the right to postpone the opening of proposals, accept or reject any and all proposals, and to waive any informality in any proposal, all as District deems to be in its own best interests. Questions regarding this Request for Proposals ("RFP") must be directed to the District's Construction Manager, Greystone West Company, via email to Diana Garbuzov at diana@greystonewest.com and copied to john@greystonewest.com and cory@greystonewest.com. Questions regarding the plans and specifications, this RFP, or the Site and Facilities Leases must be directed to Greystone West Company, via email to Diana Garbuzov at diana@greystonewest.com and copied to john@greystonewest.com and cory@greystonewest.com no later than 2:00 p.m. on September 12, 2025. The District reserves the right to reject any and all responses. Submit All Questions Regarding RFP: September 12, 2025, no later than 2:00 p.m. Anticipated On-Site Construction Start: Spring/Summer 2026 Anticipated Project Completion Deadline: Summer 2026 Anticipated Construction Duration: o Construction is anticipated to start in May or June 2026, contingent upon DSA approval. o Substantial completion shall be achieved within sixty (60) calendar days (two months) from the start date identified in the Notice to Proceed. The scope of work for the Library Modernization Project at Albert Biella Elementary School shall include, but not be limited to, the following: Demolition o Remove and replace all flooring. o Casework (partial): o Preserve casework located at the back wall of the computer lab. o Relocate casework currently at the curtainwall of the computer lab to the north wall (provide new countertop as required). o Retain casework located in the center office. o Remove existing electrical wire mold along the curtainwall. o Remove curtainwall in the computer lab. o Remove existing ACT ceiling tiles and replace with new tiles. Interior Modifications o Construct a divider wall to split the main library area into two classrooms. o Provide a door in the divider wall to allow access between classrooms. o Add a kitchenette area with sink along the east wall of the existing computer area. o Modify two existing offices: o Retain as offices. o Remove interior windows and infill as required. o Convert one existing office and remodel an existing bathroom into child restrooms: o Provide two child toilets per restroom. o Install child sinks and faucets. o Incorporate visibility requirements (e.g., Dutch doors or hardware modifications) as required. Exterior Modifications o Install a new exterior door at the north side of the building to provide access to the newly sectioned area. o Provide new concrete walkway section to connect to the existing pathway. o Replace existing roofing, including entry canopy. Mechanical, Electrical, and Plumbing (MEP) o Lighting: o Provide one light switch for each of the two new main rooms. o Existing lighting in small rooms and restrooms to remain as-is. o Electrical Outlets: o Retain existing outlets located high on walls. o HVAC: o Replace existing HVAC units and associated controls. Additional Requirements o Retain and reuse tack wall material to the greatest extent possible. DVBE (3%) Performance(100%), Payment(100%)
