Renovation of a municipal facility in Medina, Ohio. Completed plans call for the renovation of a municipal facility.
Providing the necessary labor and materials, tools, equipment and appliances required for "MCBDD - Main Office & Entry Renovation." All bids must be submitted in accordance with the contract documents, which consist of all advertisements and notices, the instructions to bidders, specifications, drawings, bid form, form of contract agreement, schedule of wage rates, and addenda thereto. Question Deadline 09/22/2025 at 5:00 PM ET All questions shall be submitted, to Jessica Powell, Envelope Consulting Services, LLC. (Email: jpowell@envelopeconsulting.com). The Architect's responses will be summarized in an addendum to the bid specifications, if appropriate. Bids must contain the name of every person interested herein and be accompanied by either 1) a bid and performance bond in the full amount of the bid tendered as a guarantee that the bidder will, if award is made to the bidder, enter into a proper contract with the Medina County Board of Developmental Disabilities for the project, or 2) a certified check drawn upon a solvent bank in the State of Ohio, in the amount equal to ten percent (10%) of the bid tendered as a guarantee that the bidder will, if award is made to the bidder, enter into a proper contract with the Medina County Board of Developmental Disabilities for the project and furnish a performance bond for the amount of the contract at the time the bidder executes the contract. All such bonds and certified checks shall be payable to the Medina County Board of Developmental Disabilities. Bidders shall note that State of Ohio prevailing wage rates published for Medina County are to be complied with throughout this project. Bidders shall also note that the rules and regulations on Equal Employment Opportunity shall be made a part of the contracts. This project is tax exempt. The Medina County Board of Developmental Disabilities reserves the right to waive any informalities, to reject any or all bids, and to select the lowest and best bid. The Board shall consider the schedule proposed by the Contractor, the Contractor's experience with similar projects, the completeness of the submitted bid documents, the Contractor's exceptions to the project, and the Contractor's cost to execute the work when determining the lowest, best, and most responsive bid. No bid may be withdrawn for a period of sixty (60) days after the scheduled closing time for receipt of the bids. A copy of this notice shall be posted and maintained in a public place at the Medina County Board of Developmental Disabilities Achievement Center, 4691 Windfall Road, OH 44256 for at least two weeks preceding the day of the opening of the bids. GENERAL DESCRIPTION OF WORK SCOPE A. Without force and effect on requirements of the contract documents, the description of the work of the Contract can be summarized as follows: 1. All staging, scaffolding, and erection necessary to complete the Work. 2. Contractor shall barricade staging and work areas in lawn and sidewalk areas with chain link fence on weighted bases. The entire building footprint does not need to be barricaded. Entrances and exits shall be maintained and the barricade can move as necessary to execute the work. 3. Contractor shall provide physical barriers and dust protection at openings between the area of work and the remainder of the building 4. Full compliance with all applicable safety requirements including federal OSHA, state, and local requirements. Permits: Contractor shall obtain permits and permissions required by concerned authorities prior to Work. The cost of permits and permissions shall be included in their bid. 6. Contractor to contact the authority having jurisdiction for required inspections. 7. Contractor to provide supervision and coordination of the Work with the Consultant. 8. Contractor's operations shall at all times be conducted in a manner to protect contents and persons within the facility and to prevent spread of materials or debris into the interior of the building and areas outside of the project site. 9. Work site to be maintained in a neat and orderly manner at all times. Work and staging areas are to be contained with a maintainable barricade. 10. Pedestrian protection and pedestrian traffic flows are to be maintained throughout the project and are the responsibility of the contractor. 11. Workers may park at an area on site designated by the Owner. 12. Refer to specifications on drawings and in project manual for additional information and requirements. Notify consultant when work is substantially complete so that a punch list walk may be conducted. Perform punch list items in a systematic manner to ensure completion and issuance of manufacturer warranties. 13. Job closeout will be according to the overall requirements of specification 01 7700 - cleaning and closeout procedures as well as the specific requirements of each specification section.
