Demolition, site work, renovation and addition to a mixed-use development in Wimberley, Texas. Completed plans call for the addition of a 60,125-square-foot educational facility; for the demolition of a educational facility; for the renovation of a educational facility; and for site work for a educational facility.

Bartlett Cocke has been selected to be the CM @ Risk contractor for Wimberly ISD's (Danforth) Junior High School and (Wimberly) High School campuses' renovations and additions. We are asking for assistance in budgeting the Schematic Design plans and associated narratives provided by O'Connell Robertson. Danforth Junior High School Scope: Addition GSF - 44,965 Renovation GSF - TBD -New Educational Auditorium Addition -New Band Hall Addition -New Shaded Multipurpose Activity Center -Improvements & to Texan Stadium -Auxiliary & Competition Gym Renovations -Locker Room Renovations -Restroom Renovations -Weight Room Renovations -Flooring and Lighting Replacement -Roof Replacement -Repair/Replace HVAC Systems Wimberly High School Scope: Addition GSF - 15,160 Renovation GSF - TBD -New Gym Entry Addition -New Weight Room Addition -New Band Addition -New Asphalt Band Practice Field -Locker Room Renovations -Flooring Replacement Throughout Campus -Repave Select Parking -Mechanical Replacement -Gym Equipment Replacement -Whole Campus Rekeying Please breakout pricing for each campus (JHS & HS), but contracts are currently being anticipated as full scope of both campuses. The approximately 25 acres of site area include the existing Danforth Junior High School (DJHS), nine tennis courts, a natural grass practice field, Texan Stadium and fieldhouse, track and field events, and parking and drives to support all of those elements and more. This project contains three main project components, with all improvements, additions, and renovations, falling into these three primary scopes of work: o Bid Package 2.0: Danforth Junior High School - includes additions and renovations o Alternate: Insurance Scope o Bid Package 2.1: Texan Stadium - improvements to existing facilities including fieldhouse o Alternate: Insurance Scope o Bid Package 2.2: Shaded Multipurpose Activity Center - structure to shade practice field The campus is occupied and will remain in use over the course of construction. As such, construction will need to be phased to accommodate an active site and ensure users will have their new spaces before any existing spaces become unavailable. DJHS Additions The additions to DJHS are approximately 44,500 SF, supporting growth and performance needs for the performing and fine arts and athletics programs. A new 600-seat educational auditorium will serve the District's robust performing and fine arts curriculum, with classrooms and rehearsal space for choir and theater for both the high school and the junior high. The DJHS campus will also receive a new band hall and supporting spaces including instrument storage, ensemble / practice space, and a new office for Junior High band staff. In support of athletic events at the Junior High, a new public-facing gymnasium entry will be constructed along the north side of the campus near the main entry, and include new concessions and restroom facilities for game-day crowds. These additions will enhance the day-to-day use of the facility for students, while also elevating the exterior architecture and entry identity for the Junior High. Educational Auditorium The educational auditorium is the largest portion of the DJHS additions. At approximately 34,500sf, it includes a performance stage and theater to support 600 seats, lobby, educational and rehearsal spaces, building support spaces, and theater back-of-house areas. On site, the new auditorium will be located in place of the current marching band practice field, with the entry and parking area expanding to the north. The large parking lot directly in front of the auditorium will be augmented by a parking expansion nearby, adjacent to the District's Administration facility, totaling 200 total new parking spaces. The following images show the existing DJHS layout, followed by the proposed site plan: Inside the facility, the new auditorium is comprised of the following program: Front of House o Main public lobby, o Concessions o Public Restrooms o Coat check/storage o Chair/table storage o Staff workroom o Stage manager's office o Exterior art space Theater and Performance Spaces o Theater house with 600 seats o Control booths o Follow spot locations o Catwalk o Media production room o Stage o Trap room/below storage o Piano storage o Dimmer room o Acoustical tower storage Back of House & Support Spaces o Elevator/wheelchair lift o Dressing rooms o Performing/crew restrooms o Makeup room o Choral room o Theater room (green room) o Wardrobe room o Laundry o Concert equipment storage o Riser storage o Prop storage o Furniture storage o Scene shop storage o Lighting/electrical equipment storage o Custodial closets o Loading dock o Fire protection riser room o Circulation DJHS Band Hall and Gymnasium Entry Additions: In support of the Junior High performing arts program, a new band hall and support spaces will be constructed along the northwest side of the campus. Three practice rooms, dedicated instrument storage, an ensemble room, and band office will align with the needs of WISD's robust and growing program. The addition will also tie the existing facility to the new Auditorium, creating a connected pathway for Junior High students to remain 'under one roof'. While physically connected, a fire wall and secure vestibule will separate the Band Hall and Auditorium additions to maintain adequate physical separation from HS students and other users of the Auditorium. Providing a connected interior corridor along the north edge of the campus, the gymnasium entry addition includes an expanded entry lobby, concessions, and new restrooms to serve day-to-day for student use as well as afterhours events.
