The City of Perth Amboy Redevelopment Agency (PARA) is seeking a development partner to serve as the designated redeveloper for a portion of Redevelopment Area 1 at the corner Smith Street and Convery Boulevard (NJ 35), a prominent entry point of the City of Perth Amboy (City) encompassing property commonly known as the Celotex or Gateway site. PARA is requesting proposals from qualified redevelopers to implement a realistic redevelopment project and to construct site improvements, building(s) and parking facilities for properties located in the Gateway Redevelopment Project Area. It is the preference of the City and PARA that the site be developed as a mixed-use destination development that will encompass an entertainment and/or hospitality element. This ideal location has great market potential and the City would like to develop it proactively to establish an attractive entrance to the City, to complement and integrate with the Smith Street commercial corridor, and to take advantage of the planned billion-dollar Riverton project in Sayreville, just across the river from this site. Respondents are encouraged to be creative and innovative with their concepts. It is understood that proposals meeting the requirements of this RFP may require an amendment to the existing Redevelopment Plan. PARA is prepared and wiling to assist the City in executing revisions to implement the selected project.
