Renovation of an office development in Los Angeles, California. Completed plans call for the renovation of a 30,000-square-foot, one-story above grade office development; and 500-square-foot, one-story above grade office development.
Responses are sought from prospective bidders to prequalify general contractors for tenant improvement projects at various UCLA-owned office buildings. Work consists of partial or complete renovation construction in occupied high-rise buildings, including any combination of the following: demolition, framing, electrical, plumbing, drywall, cleanup, structural reinforcement, ceiling repair or replacement, lighting repair or replacement, mechanical (HVAC), flooring, painting or wall covering, millwork, fire alarm, and fire sprinklers. Projects range in size from renovations of approximately 500 RSF to new construction of approximately 30,000 RSF; the scope will be defined for each project. Prequalified contractors will have the right to bid as prime contractor on a project-by-project basis for a 36-month period. The University does not guarantee any specific dollar value of work during the prequalification term. The University reserves the right to reject any or all responses and to waive non-material irregularities in submissions. Each firm submitting prequalification documents will be notified by email regarding prequalification determination. The process allows for notification of determination and a written challenge period for entities dissatisfied with the outcome. Pre-qualification requirements: Bidders for tenant improvement projects must have a California General Building Contractor (B) license. Bidders must submit prequalification materials, and failure to maintain minimum criteria will result in exclusion from the prequalified pool. Only prequalified contractors are eligible to bid during the designated period. Further details on submission are provided in the prequalification documents. *The value for this project is based on a financial range.
