Renovation of a transportation facility in Ewing, New Jersey. Completed plans call for the renovation of a transportation facility.
Reference Number 0000401448 Various HVAC improvements for the Trenton-Mercer Airport Hangar located at 601 Jack Stephan Way, Ewing, NJ 08628. Bids must be electronically uploaded via the specified bid platform by the stated deadline. No physical bids will be accepted. Bid proposals must include a certified check, cashier's check, or bid bond in the amount of ten percent (10%) of the total bid but not exceeding $20,000, payable to the County of Mercer. A copy of the bid guarantee must accompany electronic submissions, and the original must be mailed to the Department of Purchasing. Bidders are required to comply with all relevant state requirements. Question Deadline 10/20/2025 at 04:00 PM ET E-mail questions to: imaldonado@mercercounty.org or online SCOPE OF WORK The Contractor shall furnish all labor, materials, equipment, and supervision necessary to complete the following work in accordance with applicable codes and standards: Project 1: First Floor - 5 Ton-Odyssey Split Area HVAC Installation or equivalent as follows: 1. Demolition-Remove and dispose of existing equipment in compliance with all EPA standards and environmental requirements. 2. Refrigeration System -Supply and install refrigeration equipment and piping as required for split system operation. 3. New Equipment Installation -Supply and install one (1) new air handler and one (1) new condensing unit. 4. Condensate Piping- Supply and install condensate piping as required for new equipment. 5. Ductwork- Supply and install all necessary supply and return air ductwork. 6. Insulation- Supply and install new pipe and duct insulation in compliance with ICC 2018 Building Code. 7. System Charging-Pressure test, evacuate, and charge systems with new refrigerant. 8. Outside Air Connection- Supply and install new outside air connections to return system. 9. Air Purification- Supply and install needlepoint bi-polar ionization devices on each unit to maintain proper indoor air quality (IAQ). 10. Controls and BMS Integration- Supply and install a Tridium-based Niagara 4 JACE Honeywell/JCI Building Management System (BMS) or equivalent for temperature control. Supply new power and control wiring as needed to connect to new equipment from existing power supply. Supply and install new controllers for six (6) VAV boxes, including six (6) control valves and six (6) sensors. 11. Perform start-up, testing, and system verification to ensure full operation of all equipment and controls. Project 2: 2-Ton Odyssey Mini Split HVAC Installation or equivalent as follows: 1. Supply and install refrigeration and condensate piping for one (1) new split system. 2. Supply and install one (1) new 2-ton heat pump condensing unit. 3. Supply labor and materials to install new refrigeration piping and pipe covers. 4. Supply and install all required power and control wiring. 5. Supply labor and materials to core drill the exterior brick wall and patch as required. 6. Pressure test, evacuate, and charge systems with new refrigerant. 7. Re-install existing Building Management System (BMS) controls. 8. Start-up and test HVAC system. 9. Supply and install needlepoint bi-polar ionization devices on each unit to maintain proper indoor air quality (IAQ). AB2025-42 10. Supply labor to connect new controllers to the Tridium-based Niagara 4 JACE Honeywell/JCI BMS or equivalent for temperature control. 11. Supply new power and control wiring as needed to connect new equipment to the existing power supply. 12. Final system start-up, testing, and verification. Project 3: 20-Ton Left Side Odyssey Split System HVAC or Equivalent as follows: 1. Supply labor and materials to demonstrate existing equipment in accordance with EPA standards. 2. Supply and install refrigeration and piping as required for the split system. 3. Supply and install one (1) new air handler and one (1) new condensing unit. 4. Supply and install condensate piping as needed. 5. Supply and install all supply and return air ductwork. 6. Supply and install new pipe and duct insulation in compliance with ICC 2018 Building Code. 7. Pressure test, evacuate, and charge the system with new refrigerant. 8. Supply and install new outside air connections to the return system. 9. Supply and install needlepoint bi-polar ionization devices for air purification on each unit to maintain proper IAQ. 10. Supply and install a Tridium-based Niagara 4 JACE Honeywell/JCI BMS or equivalent temperature control building management system or equivalent. 11. Supply new power and control wiring as needed to connect the new equipment to the existing power supply. 12. Supply and install new controllers for six (6) VAV boxes, including six (6) new control valves and six (6) sensors. 13. Perform system start-up, testing, and commissioning. Project 4: Building Controls Upgrade - VAV Actuators and BMS Integration 1. Supply and install new electronically controlled actuators for all 1st and 2nd floor VAV boxes connected to the existing 30-ton split HVAC system. 2. Supply and install new temperature sensors and temperature controllers, fully integrated into the new Honeywell/JCI system or equivalent as required. 3. Supply all power and control wiring necessary for proper control of spaces. 4. Supply graphical interfaces for each device with remote capabilities via the web. 5. Supply alarms and trending features as needed by the BMS, including remote call-out notifications. 6. Provide shutdown coordination of all HVAC systems with life safety alarms triggered by duct detectors. 7. Ensure the system operates on open protocol (non-proprietary) so that any qualified state HVAC contractor can service the building controls. 8. Provide labor to air balance the system with new controls. 9. Supply labor to connect new controllers to the Tridium-based Niagara 4 JACE Honeywell/JCI BMS or equivalent. 10. Perform system start-up, testing, and commissioning to verify proper operation. Project 5 : 30-Ton Left Side Odyssey Split System HVAC Installation or Equivalent as follows: 1. Supply labor and materials to demonstrate existing equipment in compliance with EPA standards. 2. Supply and install refrigeration and piping as required for the new split system. 3. Supply and install one (1) new air handler and one (1) new condensing unit. 4. Supply and install condensate piping as required. 5. Supply and install all supply and return air ductwork necessary for the system. 6. Supply and install new pipe and duct insulation in accordance with ICC 2018 Building Code. 7. Pressure test, evacuate, and charge the system with new refrigerant. 8. Supply and install new outside air connections to the return system.
