DASNY issues this Request for Qualifications (RFQ) seeking a responsive Statement of Qualifications from qualified Construction Managers capable of providing professional construction management services during the design and construction phase at the Office of Mental Health's (OMH) Central New York Psychiatric Center Building 39 Renovation located at 9005 Old River Road Marcy, New York using a Construction Manager-Build project delivery method. OMH is in the process of renovating the 6 story, 400,000 square foot Building 39 on the CNYPC Campus. The first two phases of the project have been recently completed. The remaining four (4) phases consist of renovating the four(4) patient wings of the building. Each phase will include abatement of hazardous materials, the replacement of approximately 350 windows, installation of new mechanical, electrical, plumbing, fire protection and roofing systems. Program spaces within the scope of renovation include patient/resident services, bedrooms, common spaces, dining facilities and staff spaces. The building will be occupied throughout the entire duration of construction. A phasing plan has been developed to relocate patients and staff to unoccupied wards within Building 39. The anticipated start date of Phase 3 and 3A construction is April 2026, with completion anticipated in June 2028. During this time, the design for the next phase will begin. Construction of Phase 4 will immediately following completion of Phase 3 with an anticipated completion date of December 2030. The remaining Phases 5 and 6 will each follow sequentially with each phase having a similar construction duration of 30 months.
