Renovation of a mixed-use development in Johnston, Iowa. Completed plans call for the renovation of a 75,000-square-foot, one-story above grade educational facility.

The project consists of re-roofing all existing and fully adhered and ballasted EPDM roofs at Johnston Middle School. Work includes the removal of existing 2"+/- thick river rock ballast, loose-laid EPDM roof membrane, wet insulation, and all perimeter membrane flashing, metal roof edge, and counter flashings as indicated on the drawings. New installation includes 2" thick rigid polyisocyanurate roof insulation (screw fastened), 1/2 " thick high density polyisocyanurate cover board (adhered with low-rise foam adhesive), fully adhered 60 mil EPDM roof membrane, required roof edge block/sheathing, new pre-finished metal roof edge, new counter flashings and miscellaneous flashings. The base bid covers approximately 75,000 sq. ft. of roof area, with an additional 17,000 sq. ft. included in alternate bids. The project also includes new vertical metal siding on the west wall of the practice gymnasium and masonry tuckpointing. A mandatory pre-bid meeting is required for all contractors wishing to submit a bid. If unable to attend, contractors must arrange with the Owner to review the project prior to the pre-bid meeting date. Bid security in the amount of 5% of the bid must accompany each bid. Preference is given to Iowa-grown products and labor, and minority/small business participation is encouraged with good faith documentation to be submitted within 24 hours of bid opening. The owner reserves the right to reject any or all bids or waive irregularities. Bidders must refer to scope of work documents, drawings, and specifications for specific information.
