Renovation of a fitness / recreation center in Wheat Ridge, Colorado. Completed plans call for the renovation of a 70,000-square-foot fitness / recreation center.

The City intends to repaint the exterior of the Wheat Ridge Recreation Center, a facility totaling approximately 70,000 square feet. The building's exterior construction includes stone, masonry, and stucco; however, only the stucco portions are to be painted as part of this project. The project will also include painting of roof-mounted screen walls that conceal cellular phone equipment. Question Deadline 11/21/2025 at 3:00 PM MT All communication is to be directed to the City's Procurement Team, Whitney Mugford-Smith, wmsmith@wheatridge.gov Exterior Repainting of Wheat Ridge Recreation Center Scope overview: The scope includes all exterior painted surfaces and roof-mounted screen walls that conceal cellular phone equipment. Permit application fees will be waived. 1. General Description of Work The work under this contract shall include all labor, materials, equipment, and services necessary to prepare, repair, and repaint all designated exterior stucco surfaces and roof screen walls in accordance with the specifications below. All work shall be completed in a professional manner consistent with industry standards and manufacturer recommendations. 2. Surface Preparation o Clean all stucco surfaces to remove dirt, mildew, chalking, loose paint, and other contaminants that may affect adhesion. o Scrape, sand, or power wash (as appropriate) to achieve a sound, clean surface suitable for painting. o Repair minor stucco cracks and damaged areas with compatible patching materials approved for exterior stucco applications. o Replace deteriorated caulking and sealants around windows, doors, joints, and penetrations as needed prior to painting. o Allow all repaired areas to cure fully before applying primer or paint. ________________________________________ 3. Priming and Painting o Apply primer to all bare or repaired stucco areas using a product compatible with the specified finish coat. o Apply a minimum of two coats of high-quality, commercial-grade exterior paint specifically formulated for use on stucco. o Paint system and application shall comply with the manufacturer's written instructions, including required drying times between coats. o Color shall match the existing exterior paint color unless otherwise directed by the City. o Contractor shall prepare and present a mock-up panel (minimum 4 ft x 4 ft) for review and approval by the City prior to full-scale painting. ________________________________________ 4. Screen Wall Painting o Clean, prepare, and paint the roof-mounted screen walls that conceal cellular equipment using appropriate surface preparation and coating systems designed for exterior metal or panel surfaces. o Coordinate access and work hours to avoid interference with cellular service providers and facility operations. ________________________________________ 5. Materials and Warranty o All paint and coatings shall be premium commercial-grade exterior products suitable for stucco and exterior use. o Contractor shall submit manufacturer's product data sheets, including recommended application methods, coverage rates, and warranty information, with the proposal. o The paint manufacturer shall provide a written warranty guaranteeing performance and finish for the specified period (minimum duration to be stated in proposal). ________________________________________ 6. Protection and Cleanup o Protect all adjacent surfaces, landscaping, and equipment from paint overspray, splatters, and damage. o Remove all debris, masking materials, and equipment from the site upon completion. o Restore the site to clean and orderly condition to the satisfaction of the City. ________________________________________ 7. Schedule and Weather Conditions o Work shall be scheduled to minimize disruption to public use of the recreation center. o All work shall be weather dependent; painting shall not occur during rain, extreme humidity, or temperatures outside manufacturer recommendations. o Contractor shall coordinate with the City's representative regarding weather-related delays and adjustments to the project schedule. ________________________________________ 8. Quality Assurance o All work shall comply with industry best practices as defined by the Painting Contractors Association (PCA) and manufacturer's recommendations. o The City reserves the right to inspect work at any stage and reject non-conforming work or materials.
