Renovation of a mixed-use development in Waukee, Iowa. Completed plans call for the renovation of a 25,000-square-foot, one-story above grade fire / police facility; and 25,000-square-foot, one-story above grade fire / police facility.
This project includes the furnishing of all labor, equipment, and materials for Early Bid Package #01: Exterior Glass & Glazing, which is part of a larger renovation of the existing Waukee Fire/Police Building at 1300 SE LA Grant Parkway in Waukee. The balance of the renovation scope of work will be bid at a later date as a separate bid effort. The scope generally includes updates and improvements to the existing approximately 25,000 SF facility, including the Fire Department and repurposing the former Police Department area for Community Development. The renovation includes comprehensive updates to office and living spaces, apparatus bays and doors, repurposed areas for fitness and turnout gear, front entry and shared lobby, outdoor areas, exterior masonry, gutters, downspouts, and site paving. Most mechanical and electrical systems are anticipated to be updated for the new functions and layout. Bidders must be properly licensed and able to obtain required insurance and bonds. Each bid must be made on forms supplied by the Construction Manager and accompanied by a bid security equal to 5% of the bid amount, either as a certified check or bid bond. All bids must be sealed and plainly marked; any alteration to the Bid Form may be cause for rejection. The project is tax-exempt; state sales tax should not be included in bid totals. A completed Bidder Status Form must be provided with each bid. The successful bidder will begin work upon receipt of the Notice to Proceed and must complete this scope of work no later than June 29th, 2026. Submittals to Ryan Companies are due February 13th, 2026, approved by March 6th, 2026, delivery of materials by June 1st, 2026, and removal/replacement of existing glazing systems to start no later than June 2nd, 2026. Printed, electronic, and viewing copies of bidding documents are available through the Construction Manager or at specified locations. Bidders are responsible for ensuring possession of a complete set. Monthly payments of 97% of contract value for work completed will be paid as work progresses, with the remaining 3% paid upon final acceptance and all claims settled. Preferences may be given to Iowa-grown products, Iowa coal, and Iowa Domestic Labor. All bids are governed by Iowa Code and City Policies.
