Renovation of a medical facility in Ridgecrest, California. Completed plans call for the renovation of a medical facility.
The project consists of removing and replacing the existing roofing system as outlined in the attached Exhibit A detailed scope of work. Estimated Bid Value : $100,000.00 Project Duration : 30 Working Days Online Q&A Yes Q&A Deadline 12/15/2025 5:00 PM (PST) Building Footprint: Approximately 3,494 S.F. Scope of Work: 1. Remove existing roofing system to expose existing roof sheathing. 2. Remove and dispose of existing perimeter flashings, base flashings, vent stack flashings, roofing membranes, and vapor retarder. 3. If deemed necessary, remove and reinstall roof mounted equipment and electrical equipment to complete re-roofing. Roofing contractor shall coordinate affected mechanical and electrical work associated with roof replacement. 4. Do not remove existing roofing membrane when weather conditions threaten the integrity of the building contents or intended continued occupancy. No more of the existing roofing shall be removed than can be replaced on a daily basis. Maintain continuous temporary protection prior to and during installation of new roofing system. 5. Owner and contractor shall inspect for existing sheathing damage, replace existing sheathing, like for like, as required (assume 15/32 OSB - APA Rated). For bidding purposes, assume that project requires 15% of sheathing to be replaced, provide for this cost in the base bid. Provide a per square foot "unit cost" for replacement of sheathing, in case the required replacement area is greater than or less than area included in the base bid. The County will pay only for amount of sheathing replaced and will process an additive or deductive change order after the actual amount of damaged sheathing is determined. Repair existing wood deck surface to provide smooth working surface for new roof system. 6. Roof System: Provide a single-ply waterproof roof system, capable of withstanding uplift forces prescribed by the building Authority Having Jurisdiction for this location. Minimum roofing classification is: Class C. Roofing material shall be a white EPDM single-ply roofing system, mil thickness of product shall suit existing roof conditions and specified NDL warranty. System shall include a base sheet and base flashings, a minimum 1/2 inch thick re-roof board or ridged insulation board underlayment, tapered insulation for water diversion, and Ethylene, Propylene, Diene Terpolymer Membrane (EPDM) single-ply membrane. Provide approved pipe penetration seals, inside/outside corner seals, curb flashings, sealants and adhesives. All roofing materials utilized in the installation of the roofing system shall be provided by the roofing manufacturer or approved for use by the roofing manufacturer. Roofing system shall comply with California's T-24 energy efficiency standards. 7. Acceptable Manufacturers: Subject to compliance with requirements outlined in these specifications, the Contractor may provide products by any one of the following acceptable manufacturers: a. Carlisle b. Johns Manville. c. GAF Commercial Roofing Products d. Firestone e. Owner approved equal 8. Install roof cover board and tapered insulation crickets as necessary to divert water around roof mounted equipment and obstructions. Divert water to flow towards existing roof drainage locations. 9. Replace all sheet metal flashings, scuppers, parapet wall caps, equipment platform covers, and other miscellaneous sheet metal accessories. Sheet metal utilized shall be 24 gage galvanized sheet minimum. Shape and profile of sheet metal flashing devices shall suit existing field conditions and comply with the latest SMACNA Architectural Sheet Metal Manual and the roofing manufacturer's standard approved installation details. 10. All sheet metal wall caps, scuppers, and flashings that are exposed to view shall be painted, color to match existing wall surface or as selected by Owner. 11.Manufacturer's Warranty: Roofing contractor shall include in the base bid the cost to provide a fully executed roofing manufacturer's "No Dollar Limit" (NDL) agreement. Agreement shall be signed by an authorized representative of the roofing system manufacturer; the duration of warranty shall be no less than 25 years after date of Notice of Completion (NOC). Agreement shall be provided to Owner after installation is inspected and accepted by the roofing manufacturer. Owner will not accept roof installation or file NOC until executed NDL agreement has been provided. 12. Roofing Contractor Warranty: As a condition of the contract, the roofing contractor shall agree to provide maintenance for a period of 2 years after Notice of Completion of the Work. Contractor shall agree to make immediate repairs as required to stop leaks or correct defects in the work on this project, within 24 hours after receipt of notice from Owner by telephone, telegram, or letter; and further agree to make such repairs without reference to or consideration of the cause or nature of such leaks or defects. 13. Roofing contractor shall submit with bid a copy of the proposed manufacturer's recommended installation components, standard details, and approved installation instructions. 14. The contractor shall be responsible for all permits and fees required for the work on this project, including any fees for the Asbestos removal, if required, from the authorities having jurisdiction. 15. Roofing contractor shall show evidence of having been in business for a minimum of five (5) years and having executed projects of a similar size and nature. 16. Roofing manufacturer shall show evidence of manufacturing roofing products of the specified type for a minimum of twenty-five (25) years.
