The services to be provided include repairs, preventive and corrective maintenance, new installations, and emergency response for large commercial overhead, revolving, fire, and sliding door systems at County facilities. All work must comply with manufacturer specifications, local building codes, and OSHA safety regulations. The work will be issued by individual Task Orders by designated County personnel. Scope of work includes: - Troubleshooting and repairing manual and motorized overhead and sliding door systems (including track assemblies, rollers, springs, cables, hinges, panels, and door seals) - Repair or replacement of door motors, gear assemblies, openers, switches, safety devices, and remote controls - Adjustment of door tension, alignment, and balance for proper operation - Electrical troubleshooting and repair of control systems, wiring, sensors, and limit switches - Securing doors with temporary measures in the event of major failure - Preventive and corrective maintenance, including inspection, lubrication, testing, calibration, tightening hardware, checking weather seals, and testing manual override mechanisms - New installations of overhead and sliding door systems, door operators and controls, per specifications, with coordination with other trades as needed - Providing 24/7 emergency services for non-functioning or hazardous door conditions, with specific response requirements Contractor responsibilities include providing all labor, materials, tools, equipment, and transportation, ensuring all personnel are trained and experienced, following OSHA safety standards, and submitting required deliverables such as service reports, repair logs, as-built documentation, emergency response summaries, and maintenance records.
